In order to promote a desirable visual environment
and maintain the development character, and quality of the Township,
a natural or planted buffer shall be provided, as set forth below,
in all cases where proposed business, commercial, industrial, or cemetery
development is located adjacent to or across the street from land
that is either zoned for residential use or upon which is located
a residential use.
A. Buffer strip width and function. In addition to the
bulk yard requirements of this chapter, a natural or planted buffer
of at least 25 feet in width shall be provided along any side or rear
property line that is adjacent to or across the street from a residential
zone or residential use so as to effectively screen the development
activities set forth above from residential zones or uses.
B. Buffer strip plantings. In conjunction with the submission
of a site plan for proposed development, a landscape plan specifying
the types of plantings and location of the buffer strip shall be provided.
The buffer strip plantings may consist of shrubbery, deciduous trees,
and evergreens, but must be of such a planting mix so as to provide
an effective, verdant year-round screen with said plantings reaching
a height to perform the screening function within a reasonable amount
of time. The use of native plants and low-maintenance landscaping
that encourage minimal use of fertilizers and pesticides is encouraged.
