In any MFH Manufactured Home District, the land buildings or premises shall be used by right only for only one of the following:
A. 
Manufactured home.
B. 
Mobile home park.
All conditional uses of the A Residence District shall be allowed, provided that the conditions set forth thereunder shall be complied with, and further provided that the lot size for any such conditional use shall not be less than 1/2 acre.
All accessory uses permitted in the A Residence District shall be allowed.
Area and bulk regulations shall be as follows:
A. 
Minimum lot size: 5,000 square feet.
B. 
Minimum lot frontage: 40 feet.
C. 
Minimum lot depth: 90 feet.
D. 
Minimum lot width: 50 feet at building.
E. 
Minimum front setback: 20 feet.
F. 
Minimum rear setback: 10 feet.
G. 
Minimum side yards: 10 feet each and 20 feet combined.
H. 
Minimum height: 35 feet.
I. 
Maximum coverage: 60% for all lot improvements.
J. 
These bulk area requirements are for buildings placed perpendicular to the street. For buildings placed parallel to the street, the lot depth may be decreased provided that the minimum front, side and rear yard dimensions are maintained. In no case shall the minimum lot size be less than 5,000 square feet.
The maximum gross density permitted, including wetlands, shall not exceed 6.5 units per acre.
The following parking regulations shall apply:
A. 
A minimum of two off-street parking spaces shall be provided for each unit.
B. 
Parking spaces may be located within the side yard area of each lot, if necessary.
C. 
Parking stalls shall be 10 feet by 18 feet.

D. 
Garage-driveway combinations count as only 1.75 spaces.
E. 
Stacked parking, one car in front of the other, count as only 1.75 spaces for each two stacked.
A. 
All yard areas will be free and clear of any actual wetlands.
B. 
Wetlands buffers may not be part of rear yards, but may be part of minimum lot size.
All setbacks shall be measured from any storm, sewer or water easement line.
A. 
All units shall be of new construction.
B. 
Auxiliary project uses are permitted, such as recreation facilities, management buildings, storage and maintenance buildings, enclosed walls for boats and other vehicles.
C. 
All other applicable regulations of this chapter shall be followed as required.
