No building, structure or land shall hereafter be used or occupied,
and no building or structure or part thereof shall hereafter be erected,
constructed, reconstructed, moved or structurally altered, unless
in conformity with all of the regulations herein specified for the
district in which it is located.
No building or other structure shall hereafter be erected or altered
to exceed the height; to accommodate or house a greater number of
families; to occupy a greater percentage of lot areas; or to have
narrower or smaller rear yards, front yards, side yards or other open
spaces than is herein specified for the district in which such building
or structure is located.
No part of a yard or other open space or off-street parking or loading
space required about or in connection with any building or structure
for the purpose of complying with this chapter shall be included as
part of a yard, open space or off-street parking or loading space
similarly required for another building or structure.
No yard or lot or provision for off-street parking space existing
at the time of enactment of this chapter shall be reduced in size
or area below the minimum requirements set forth herein. Yards or
lots created after the effective date of this chapter shall meet at
least the minimum requirements established by this chapter.
When structures are damaged by fire, wind or other causes, they shall
immediately (within seven days) be protected from additional damage
from vandalism and the elements. Within 90 days from the time the
damage occurred, the structure shall be permanently repaired to a
usable condition or demolished and removed.
The building permit issued for such repairs shall be limited to a
period of 90 days. The recipient of such a permit may apply to the
Zoning Board of Appeals for an extension of up to six months in which
to complete repairs of the structure to bring it up to a usable condition.
The regulations established by this chapter shall be minimum
regulations and shall apply uniformly to each use of structures or
land within each district.
