[Amended 11-23-1981 by L.L. No. 3-1981]
In Residential RM Districts, all structures and uses shall be
subject to the following regulations:
A. Minimum lot size.
(1) Minimum lot area and width for single- and two-family dwellings.
[Amended 6-9-1994 by L.L. No. 2-1994]
(a)
Lots shall be not less than 9,600 square feet, and the minimum
lot width at the front building line shall be 75 feet.
(b)
The required lot area for two-family dwellings shall be not
less than 18,000 square feet, and the minimum lot width shall be 100
feet.
(2) The minimum lot area for multiple-family dwellings shall be 20,000
square feet, plus 3,000 square feet for each dwelling unit in excess
of two, and the minimum lot width for such dwellings shall be 150
feet.
(3) The required lot area for townhouses shall be not less than 2,000
square feet for each dwelling unit. There shall be a minimum of one
acre for each townhouse group. Townhouses shall not exceed eight units
per acre.
B. Percentage of lot coverage. All buildings, including accessory buildings,
shall cover not more than 25% of the area of the lot.
C. Yards. Each lot shall have not less than the following minimum front,
side and rear yards:
[Amended 6-9-1994 by L.L. No. 2-1994]
(1) Front yards. Each lot shall have a front yard with a minimum depth
of 40 feet, except that if there are principal structures fronting
on the same street within 300 feet of either or both of the side lines
of the lot, the front yard depth shall be equal to the average of
the setbacks of the nearest of such structures on each side or to
the average of such setback and 40 feet if there is such a structure
on one side only, but not less than 20 feet in any case.
(2) Rear yards. There shall be a rear yard not less than 40 feet deep.
(3) Side yards.
(a)
Each lot shall have two side yards with a total width of not
less than 16 feet, neither one of which may be less than six feet
in width at the front and rear building lines. When a lot less than
60 feet in width exists in separate ownership on the effective date
of this chapter, the total width of the two side yards may be reduced
by six inches for each foot of lot width less than 60 feet, but not
to a total width of less than 10 feet. When the total side yard width
becomes less than 12 feet, the two side yards shall be of equal width.
(b)
For two-family dwellings, when permitted under Article
XIV as a controlled site use, the total width of the two side yards shall be increased by 10 feet, neither one of which may be less than 10 feet in width at the front and rear building lines.
(c)
For townhouses, when permitted under Article
XIV as a controlled site use, each side yard shall be a minimum of 40 feet. The minimum distance between separate buildings which make up townhouse groupings shall be 20 feet or equal to the height of the highest adjacent building, whichever is greater.
(4) Multiple dwellings shall not be located closer to the side and rear
property lines than a distance equal to twice the height of the principal
structure.
D. Height. Single- and two-family dwellings and townhouses shall not
exceed 35 feet in height. There shall be no limit on the height of
multiple-family dwellings, condominiums or nonresidential structures,
except that for each foot that the height of a nonresidential structure
exceeds 35 feet, the total width of the two side yards shall be increased
by two feet and the depth of the front yard by one foot.
