The B-1 Neighborhood Business Districts are primarily for the accommodation of local neighborhood businesses and shall only be established in areas which logically serve established residential districts or areas in which the Comprehensive Development Plan of the Town of Caledonia has indicated the future development of residential land to be desirable.
In the B-1 Neighborhood Business District, the following uses and buildings and other structures shall be permitted, subject to Planning Board approval under the provisions of Article XI, Site Development Plan Review:
A. 
Barbershops and beauty parlors.
B. 
Drive-in banks and drive-in building and loan associations.
C. 
Branch laundry or dry-cleaning establishments where no more than five persons are employed and where no flammable cleaning fluids are used.
D. 
Drugstores, fruit markets and grocery stores.
E. 
Hardware stores, meat markets and self-service laundries.
F. 
Shoe repair shops.
G. 
Motor vehicle service stations, with or without a mini-mart. (See also § 130-63.)
H. 
Offices and retail business not specifically mentioned in this section.
I. 
Home day care. (See also § 130-83.)
J. 
Shopping center. (See also § 130-60.)
K. 
Any accessory use or building customarily incidental to the above permitted uses.
The following uses are not subject to site development plan review:
A. 
Other uses as provided by § 130-57.
B. 
Fire escapes (§ 130-59).
C. 
Signs (Article XIII).
D. 
Temporary uses (§ 130-79).
E. 
Nonconforming uses (Article XIV).
A. 
All residential and accessory buildings shall comply with the area, yard and height requirements of the R-1 Residence Districts.
B. 
All nonresidential and accessory buildings shall meet area, yard and height requirements determined by the Planning Board under site plan review to reasonably take into account such factors as the specific proposed use, site characteristics, surrounding neighborhood, sewage generation, traffic congestion, etc., but such requirements shall in no case be less than those required by any residential district abutting the parcel in question.
C. 
Corner lots. All nonresidential building and other structures built on corner lots shall conform to the requirements of § 130-92.
