The preliminary plat shall contain all data
listed in the following subsections. Moreover, the Planning Board
or the Village Engineer may require additional information pertinent
to a particular subdivision.
A. General information.
(1) Proposed name of the subdivision.
(2) Location by legal description or section, block and
lot number as shown on the Land and Tax Map of the County of Suffolk,
giving the date of such map.
(3) Names and addresses of both the subdivider and of
the licensed land surveyor who made the layout.
(4) Name of the owner of record of the lot or tract to
be subdivided.
(5) Scale of plat, one inch equals 100 feet or as directed
by the Village Engineer.
B. Data describing existing conditions.
(1) Boundary line of proposed subdivision, indicated by
heavy solid line and the total acreage encompassed thereby.
(2) Locations, widths and names of all existing or planned
streets or other public ways, utility rights-of-way, easements, parks
and other public open spaces and municipal boundary within or adjacent
to the tract. Existing private driveways and rights-of-way shall also
be indicated with width and type of paving noted.
(3) Boundary lines of adjacent tracts of unsubdivided
and subdivided land, showing present owners.
(4) Existing sewers, water mains, culverts or other underground
facilities within the tract, indicating pipe sizes, grades and exact
location as obtained from the public records. Direction of flow shall
be shown for drains and sewers.
(5) Present mean high water-line, mean sea level and eight-and-one-half-foot
elevation above mean sea level contour where applicable.
(6) Contour lines at two-foot elevations referenced to
mean sea level.
(7) All existing buildings and structures.
(8) Location of any significant natural features pertinent
to the proposed subdivision scheme, including all waterways, brooks,
ponds, drainage ditches or drainage rights within or bordering the
subject tract.
(9) The liber and page number of the records of the Suffolk
County Clerk's office in which the deed under which title is vested
in the applicant is recorded.
(10) Existing easements encumbering the lot or tract, with
a statement of the purposes thereof.
C. Data describing proposed conditions.
(1) Approximate layout of proposed streets, their proposed
names and widths and the location of any proposed easements with designation
of the purposes therefor. Street names shall not duplicate those of
any existing or planned streets or proposed streets on already approved
subdivision plats unless continuations thereof.
(2) Approximate extent of relocation of planned streets
and an appropriate small scale sketch of the influence of this relocation
on neighboring properties. If an adjoining property already has an
approved subdivision, the planned road must be consistently located
for each.
(3) Approximate layout, lot numbers, dimensions and acreage
of all proposed lots.
(4) Approximate outlines and legal description of any
areas to be dedicated or reserved for public use, with the purposes
indicated thereon.
(5) Setback lines for proposed buildings and exact setback
and side yard dimensions for existing buildings, relative to the proposed
subdivision boundaries.
(6) The approximate profile of each street, with tentative
grades indicated, and the approximate locations for drainage basins
or dry wells.
(7) The proposed typical section of proposed streets,
showing width of paving and gutters and other pertinent information.
(8) Proposed final grades on subject site.
(9) Proposed water, sewer and drainage systems, including
culverts, drains, sewers and other underground facilities. Direction
of flow shall be shown for drains and sewers.
(10) Where the plat covers only a part of the owner's entire
contiguous holding, a sketch of the prospective future street system
of the submitted part in its relation to future streets in the unsubmitted
part shall be furnished.
D. Covenants. Covenants concerning land use or building
requirements shall be indicated on the preliminary plat.
E. Stormwater pollution prevention plan required. A stormwater pollution prevention plan (SWPPP) consistent with the requirements of Chapter
94, Part
1, entitled "Stormwater Management and Erosion and Sediment Control," shall be required for preliminary subdivision plat approval. The SWPPP shall meet the performance and design criteria and standards in Chapter
94, Article
II. The approved preliminary subdivision plat shall be consistent with the provisions of Chapter
94.
