The Agricultural District (A) is comprised of areas of highly productive soils and where agricultural activity remains strong. Development within the Agricultural District does allow for residential development, albeit, the general makeup of this district is intended to remain agricultural. Nonagricultural developments within this district should be aware of the predominantly agricultural nature of this district and should expect associated by-products, including the smell of farm animals and the manure they produce, toxic chemical sprays, slow-moving agricultural machinery on local roads, etc.
The following uses shall be permitted in the Agricultural District:
A. 
Single-family detached dwellings (see § 150-9).
B. 
Individual mobile homes (see § 150-9).
C. 
Forest and wildlife preserve.
D. 
Agricultural and agriculturally related operations, including the following:
(1) 
Forest reserves, animal husbandry, crop farming and milk processing, provided that stables or similar animal housing or storage of manure shall be located within the building setback lines prescribed by this chapter.
(a) 
In addition, if the size of the animal husbandry operation requires a nutrient management plan prepared and approved in accordance with applicable state and federal regulations, then the animal husbandry operation must be located on a plat of land containing a minimum of 25 acres. The setback distances listed in the table below apply only to adjacent residential or commercial properties and zoning districts. In other instances, the prevailing setbacks listed above and those of § 150-58 shall apply.[1]

Vineyards and orchard farming, milk jugging operations, nurseries and garden crops and the sale of products thereof in buildings of one story, not exceeding 1,000 square feet in floor area and set back a minimum of 35 feet from any lot or street line.

Stockyards.

Agricultural societies.
G. 
Feed and grain mills.
H. 
Veterinary office or animal hospitals.
I. 
Sawmills.
J. 
Accessory buildings and uses customarily incidental to a permitted use.
K. 
Public utilities (i.e., sewer, water, gas, etc.).

Federal, state, and local government offices and accessory uses, and other municipal essential services (i.e., fire, police, nonprofit recreational facilities, etc.).

Conditional uses in the Agricultural District shall be as follows:
A. 
Farm equipment sales facilities.
B. 
Public utility building and off-site sewage facilities.
C. 
Houses of worship.
D. 
Cemeteries.
E. 
Communication transmitting and receiving facilities.
F. 
Airports, air strips and helicopter pads.[1]
