A. 
In addition to the purposes set forth in § 122-42, relating to the C-1 Highway-Commercial District, it is the purpose of this article to provide sufficient space in appropriate locations for commercial and light industrial uses not otherwise provided for in Birmingham Township.
B. 
In the C-2 Heavy Commercial District, the following regulations shall apply.
The provisions of § 122-43 herein shall apply.
A. 
Uses permitted by right. A building may be erected, altered or used and a lot or premises may be used for the following purposes, and for no other:
(1) 
All uses permitted in § 122-44A, Uses permitted by right, in the C-1 Highway-Commercial Zoning District.
B. 
Uses permitted by special exception. Any of the following uses shall be permitted as a special exception when authorized by the Zoning Hearing Board, subject to the standards and procedures set forth herein and in Article XXI of this chapter:
(1) 
All uses permitted in § 122-44B, Uses permitted by special exception, in the C-1 Highway-Commercial District.
(2) 
Any use of the same general character as the specific uses permitted by special exception in the C-2 Heavy Commercial District.
(3) 
A billboard sign when such billboard sign constitutes the sole principal use of the lot, not exceeding 20 feet in height, and not exceeding 72 square feet of total sign area.
C. 
Uses permitted by conditional use. Any of the following uses shall be permitted as a conditional use, when authorized by the Board of Supervisors, subject to the standards and procedures set forth herein and in Article XX, § 122-119, and all other applicable chapters; provided, however, that the conditional use procedure herein specified shall be in lieu of and not in addition to special exception procedures:
(1) 
All uses permitted in § 122-44C, Uses permitted by conditional use, in the C-1 Highway-Commercial District.
(2) 
Job printing/copying center.
(3) 
Newspaper publishing.
(4) 
New and used motor vehicle sales agency, including customer service and repair.
(5) 
Public garage, when all work is performed within the building.
(6) 
Car washing establishment.
(7) 
Motor vehicle service station.
(8) 
Nursery/landscaping service.
(9) 
Laboratory or research facility.
(10) 
Manufacture, assembly, packaging and/or shipping of products.
(11) 
Public place of amusement.
(12) 
Wholesale sales, storage or distribution.
(13) 
Car or truck rental agency.
(14) 
Any use of the same general character as the specific uses permitted by conditional use in the C-2 Heavy Commercial District.
(15) 
Any use not otherwise provided for in this article that is not incompatible with the predominantly residential character of contiguous or nearby properties.
(16) 
Any combination of two or more separate uses authorized in this district by right, by special exception and/or by conditional use on a single lot.
D. 
Accessory uses. Only accessory uses customarily associated with or incidental to the permitted principal uses shall be permitted.
E. 
Limitations of use. The provisions of § 122-44E shall apply.
The area and bulk regulations set forth in § 122-45 shall apply; provided, however, that gasoline pumps shall not be permitted within the front yard setback of 60 feet from the street line required in § 122-45E.
The design standards set forth in § 122-46 shall apply.
