A. 
In order to establish regulations as to the distances that buildings hereafter erected or altered shall be set back from street lines, which regulations are uniform for each district in that they are generally consistent with respect to the setbacks of existing buildings, the width of streets and the depths of plots, the setback distances required along each street and part thereof in the Village are indicated on a map entitled "Setback Map," which map, properly identified, is on file in the office of the Village Clerk and is hereby adopted as a part of this chapter insofar as it indicates the aforesaid setback distances.[1] No part of any building hereafter erected or altered shall be nearer to any street line than the setback distance specified for the street or part thereof on which the plot whereon such building is situated abuts unless a permit therefor has been issued pursuant to § 200-66C.

B. 
The front yard setback in the R-40 and R-20 Districts shall be 50 feet, except where a greater setback has been established by the Setback Map.
