The following uses shall be permitted by right
in the WF-2 District:

The following uses shall be permitted in the WF-2 District by a special permit issued by the Board of Trustees and shall be subject to the provisions of Article
XIII:
A. Marinas, boatyards and clubs.
B. Art studios, art galleries and antique shops.
C. Restaurants, tearooms and taverns.
D. Boat sales, repair and service.
E. Boat moorings and anchorage.
F. Wharfs, docks, bulkheads and pilings.
G. Professional and business offices.
H. One- and two-family detached dwellings.
The following uses shall be permitted accessory
uses in the WF-2 District:
B. Accessory storage of retail goods to be sold as delivered to customers on the premises, subject to §
210-54B.
C. Accessory servicing of goods, subject to §
210-54B.
D. Accessory marine fuel, supplies and service facilities.
E. Accessory marine machine shop.
The following signs shall be permitted accessory
signs in the WF-2 District:
A. Business signs with a total sign area per establishment
not to exceed 10% of the sign wall area and in no event more than
18 square feet; such signs shall be set back from the street not less
than five feet. For any business use conducted primarily in the open,
such as a parking lot, boat storage or similar use, the total sign
area shall not be more than one square foot for each foot of plot
frontage, not to exceed 18 square feet. However, in no case shall
the area of any one sign exceed 12 square feet. In addition, a sign
consisting only of the name of the establishment painted directly
on an awning, with a sign area not to exceed six square feet, is permitted.
All lights shall be directed away from adjacent residences.
The following additional use requirements shall
apply in the WF-2 District:
A. Any signs facing the river shall be by special permit
only.
B. All retail sales, except boat sales and service establishments
and accessory storage and servicing of goods, shall be within completely
enclosed buildings.
C. The primary business entrance, show window and river
sign and the vehicular entrances shall be located where approved by
the Board of Trustees and shall be located as to give consideration
to the distances from any R District boundary and the uses existing
or permitted in such R District.
D. Any use first permitted in this district and located
on a plot, any plot line of which lies within 25 feet of an R District
boundary, shall be screened along such plot line.
E. No parking, loading or storage areas shall be provided
within 10 feet of any residential district, and such strips shall
be landscaped so as to screen such areas from said adjoining district.
F. Exterior spotlighting or other illumination shall
be so installed as to reflect light away from adjoining streets or
residential properties so as to prevent any nuisance.

The following bulk regulations shall apply in
the WF-2 District:
A. One-family dwellings:
(1) Minimum lot area: 10,000 square feet.
(2) Minimum lot width: 100 feet.
(3) Required front yard depth: 30 feet.
(4) Required side yard width: 20 feet.
(5) Total width both required side yards: 50 feet.
(6) Required rear yard depth: 40 feet.
(7) Maximum building height: two stories, but not more
than 25 feet.
(8) Maximum floor area ratio: 27%.
B. One-family dwellings with professional offices and
all other permitted uses:
(1) Minimum lot area: 15,000 square feet.
(2) Minimum lot width: 100 feet.
(3) Required front yard depth: 30 feet.
(4) Required side yard width: 20 feet.
(5) Total width both required side yards: 50 feet.
(6) Required rear yard depth: 40 feet.
(7) Maximum building height: two stories, but not more
than 25 feet.
(8) Maximum floor area ratio: 27%.
