A. 
For single-family dwellings hereafter erected, provision shall be made for at least two off-street parking spaces, including garages. For two-family dwellings hereafter erected or converted, provisions shall be made for at least three off-street parking spaces, including garages. Any area used for off-street parking shall be paved with asphalt or other dust-free material. Paved driveways may be considered part of the required parking area. Not more than 40% of the front yard area of a single-family or two-family dwelling shall be paved or used for parking. Unless garaged, no inoperable or unregistered vehicle shall be parked on the premises.
B. 
No more than one curb cut shall be allowed on any lot less than 80 feet in width measured at the front property line. Where a curb cut is permitted its width shall not exceed 16 feet. Two curb cuts are permitted on lots of width greater than 80 feet, measured at the front property line. The aggregate width of the two curb cuts shall not exceed 20% of the width of the lot measured at the front property line. In no event shall the total width exceed 16 feet. Driveways shall not be constructed closer than three feet to any property line.
C. 
Garages, parking and storage.

(1) 
In addition to all other provisions of this or any other ordinance dealing with parking or storage of vehicles or boats, the following provisions shall be applicable to one-family residence districts: not more than one commercial vehicle may be parked, stored or left standing on any premises, subject to the following requirements: such vehicle shall be parked, or left standing within a garage, and no such vehicle shall exceed a three-fourths-ton load-carrying capacity.
(2) 
No boat or recreational vehicle may be parked, stored or left standing on any premises unless such boat or recreational vehicle is not more than 24 feet in length and is parked, stored or left standing within a garage, or in a rear yard where it is screened from adjoining properties and streets by evergreen plantings or a solid fence at least five feet high.

A. 
For all new buildings or additions to existing buildings other than single-family and two-family dwellings or for a change in use requiring a greater number of parking, there shall be provided the number of off-street parking spaces required by the specific use in accordance with the following schedule:

Hospitals, nursing homes, convalescent homes

Industrial and manufacturing uses, fabrication or assembling facilities
1 for each 400 square feet of floor area or 3 for each 4 employees in the maximum working shift, whichever is greater
Laboratory and research uses
1 for every 300 square feet of floor area
Medical or dental clinics or offices
5 for each doctor or dentist, plus 1 for each 100 square feet of floor area

B. 
Any building containing more than one use shall meet the combined parking space requirements for all uses in the building. Any change of use within a building shall be required to meet the minimum parking requirements for the new use.
C. 
If any applicant can clearly demonstrate to the Planning Board that, because of the nature of the operation or the use of the premises, the parking requirements as outlined in this section are unnecessary or excessive, the Board of Adjustment may, upon recommendation of the Planning Board, approve parking plans showing less parking area than is required, in which event a landscaped area shall be reserved that can readily be converted to off-street parking if the conditions for allowing a lesser parking area ever change.
Unless otherwise provided in this chapter, off-street parking areas except for single-family and two-family dwellings shall meet the following requirements:
A. 
All off-street parking and loading facilities required by this article shall be provided on or immediately adjacent to the same lot with the principal building and shall be so designed as to ensure convenient access and safety of pedestrians and vehicles.
B. 
All off-street parking areas shall be surfaced with an asphalt or similar pavement to provide a durable and dustless surface, graded and drained to dispose of all surface waters and clearly and legibly marked.
C. 
Any lighting in connection with off-street parking shall be so arranged and shielded as to avoid direct or reflected glare into adjoining streets, residential districts or buildings.
D. 
The off-street parking area shall be effectively screened on any side which adjoins or faces premises situated in any residential district by a fence, wall or hedge as approved by the Planning Board, and said screening shall be maintained in good condition by the owner or lessee.
E. 
All off-street parking areas provided for passenger automobiles shall be used solely for that purpose, and no commercial repair work or service of any kind shall be conducted on such parking lot. No sign, other than entrance, exit and condition of use signs, shall be maintained.
F. 
No service aisle or driveway in any off-street parking area shall be less than 12 feet in width. Only one-way traffic circulation shall be permitted in service aisles or driveways having a width of less than 24 feet.
G. 
At the front of each off-street parking space there shall be constructed concrete curbing or equivalent, as approved by the Planning Board, at least five inches above the paving surface. All curbing shall be constructed at a distance of five feet from property lines, building or screening required under this article, except that in District D parking areas may be constructed up to the property line which adjoins a parking area on an adjoining lot in District D, provided that proper access and circulation between the parking areas is provided.
H. 
All parking areas shall be designed with service aisles to meet the following standards, with parallel parking spaces being a minimum of 25 feet in length.

I. 
All portions of the property not used for off-street parking shall be attractively landscaped with grass lawns, trees and shrubs as approved by the Planning Board.
J. 
All off-street parking areas shall be subject to the approval of the Planning Board to ensure their adequacy, relation to traffic safety and protection of the adjacent properties.
K. 
Each off-street parking space shall have an area of not less than 200 square feet, exclusive of access drives or aisles, and shall be a minimum of 10 feet in width measured perpendicular to the axis of the length.
Any owner or group of owners of a business building or buildings in District D may jointly sponsor off-street parking facilities, provided that the area of the parking facilities equals the total parking area requirements of each owner participating therein, that such jointly sponsored facilities comply with all the other requirements of this chapter, and further provided that any participating use is no farther from the parking area than 300 feet walking distance.

A. 
Every building, or part thereof, hereafter erected which is to be utilized for fabrication, assembly, warehousing, storage or other use requiring the receipt or distribution in vehicles of materials or merchandise, shall provide and maintain on the same premises with such building, off-street loading spaces in relation to the land use and floor area as follows:

In the event floor area exceeds 40,000 square feet an additional berth shall be required for each additional amount of square feet established for each additional 35,000 square feet or part thereof. The amount of off-street loading required in a multiple-use building shall be equal to the sum of the parts.
B. 
Each loading space shall be not less than 12 feet in width and 50 feet or more in length, depending upon the function of the loading space. The overall floor-to-ceiling height or clear height distance shall be 14 feet.
C. 
Off-street loading space shall only be located in the side or rear yard and shall not occupy more than 50% of any required yard width. No off-street loading platform shall be located in any required rear or side yard.
D. 
No off-street loading space shall be located nearer than five feet from any side or rear property line nor in a side yard adjoining a street.
