The following regulations shall apply in all
B-1 Districts. A precise plan shall be submitted to the Planning and
Zoning Board by the developer for its approval, and only after obtaining
approval may the developer proceed with construction of the project.
The purpose of the B-1 District is to delineate
areas appropriate for stores and shops for conducting retail business
needed to serve the daily needs of the surrounding neighborhood in
accordance with the Comprehensive Plan for the City of Lockport.
Permitted principal uses in the B-1 District
shall be any local retail or personal service establishment, such
as:
B. Barber- and beauty shops.
C. Pickup laundry and dry-cleaning shops.
G. Small eating establishments.
I. Planned unit development.
Permitted accessory uses in the B-1 District
shall be as follows:
B. Other accessory uses customarily incidental to the
principal use.
Special uses in the B-1 District shall be as
follows:
A. Automobile service stations.
C. Social halls, lodges and fraternal organizations.
D. Dry-cleaning and clothes-pressing establishments.
E. Saloons and bars serving alcoholic beverages.
F. Outdoor storage and display.
G. Professional and business offices.
H. Bed-and-breakfast residences.

Other permitted uses and restrictions in the
B-1 District shall be as follows:
A. Percentage of lot covered. All buildings, including
accessory buildings, shall not cover more than 30% of the area of
the lot.
B. Building height limit. The maximum building height
shall be one story or 20 feet, whichever is the lesser.
C. Required lot area. The minimum lot area or dimension
restrictions shall be 20,000 square feet.
D. Yards required.
(1) Front yard setback: 30 feet.
(2) Side yard: see Schedule II, Note (5) (§
190-78).
(3) Rear yard setback: 30 feet.
E. Parking. See the Off-Street Parking Schedule (§
190-111).
F. Loading. All commercial buildings erected shall have and continuously maintain off-street loading spaces. See the off-street parking and loading schedule (§§
190-112 and
190-113).
