The following regulations shall apply in all I-2 Districts. A precise plan shall be submitted to the Planning and Zoning Board by the developer for its approval and only after obtaining approval may the developer obtain a building permit and proceed with construction of the project.
A. 
The purpose of the I-2 District is to delineate those areas best suited for industrial development because of location, existing facilities and relationship to other land uses.
B. 
Uses incompatible with industry are not to be permitted.
Permitted principal uses in the I-2 District shall be as follows:
A. 
Any use permitted in the I-1 District.
B. 
Warehousing and wholesaling.
C. 
Essential services.
D. 
Lumberyards and similar storage.
E. 
Printing.
F. 
Any light manufacturing assembly or other industrial operation meeting the requirements of the performance standards of this chapter and not constituting a nuisance.
G. 
Planned unit development.
Permitted accessory uses in the I-2 District shall be as follows:
A. 
Any accessory use permitted in the I-1 District.
B. 
Other accessory uses incidental to the permitted principal use.
Special uses in the I-2 District shall be as follows:
A. 
Uses having need for outdoor storage of goods and materials.
B. 
Billboards and freestanding signs.
Other permitted uses and restrictions in the I-2 District shall be as follows:
A. 
All other restrictions required in an I-1 area.
B. 
Percentage of lot covered. All buildings, including accessory buildings, shall not cover more than 40% of the area of the lot.
