In this district, the land may be used and buildings and structures may be erected, altered or used for the following purposes and no other:
A. 
Single-family detached dwelling.
B. 
Essential services.
C. 
The following accessory uses:
(1) 
Accessory buildings and structures.
(2) 
A private, noncommercial swimming pool.
(3) 
A nameplate not exceeding one square foot in area.
(4) 
Home occupations, as defined by this chapter, subject to the standards contained in § 374-58 of this chapter.
In this district, the minimum dimensions of lots, yards and other open spaces and the area of lot required per family housed thereon shall be as follows:
A. 
A lot with a minimum width of 60 feet and a minimum area of 7,800 square feet per family shall be provided for every building hereafter erected, altered or used in whole or in part as a dwelling, provided that in the case of a lot held in single and separate ownership at the effective date of this chapter having smaller dimensions, or having an area of less than 7,800 square feet, a dwelling may be built thereon as a variance when authorized by the Zoning Hearing Board.
B. 
There shall be a front yard having a depth of not less than 35 feet at any point from the front property line. Where front yard restrictions greater than 35 feet have already become established, they shall be continued in the future use of the lot, and in further developing the street, and nothing in this chapter shall be construed as lessening such existing restrictions.
C. 
On each lot other than a corner lot, no side yard of a dwelling or accessory structure shall be less than five feet wide at any point, and the composite minimum width for both side yards shall be not less than 15 feet.
D. 
For dwellings, there shall be a rear yard, the depth of which shall be not less than 40 feet at any point. For accessory structures, there shall be a rear yard, the depth of which shall be not less than 20 feet at any point.
E. 
In the case of a corner lot or through lot, the sides or ends abutting streets shall conform to the established building lines.
F. 
No more than 35% of the area of any lot shall be occupied by the dwelling and all accessory structures. Front lot coverage on any lot shall not exceed 50% of the required front yard.
G. 
Any lot held in single separate ownership at the effective date of this chapter which may have building lines less than those prescribed in this chapter may continue to maintain such building lines notwithstanding any building line requirements contained in this chapter.
Uses in this district are further subject to the parking requirements contained in Article XIX of this chapter.
Uses in this district are further subject to the height requirements of Article XVIII of this chapter.
In this district no more than one accessory building intended to store personal property of the residents of the dwelling shall be erected on each lot, subject to the following regulations:
A. 
The construction and location of such accessory building shall be approved by the Zoning Officer.
B. 
No person shall erect, install or replace such accessory building without having first obtained a permit.
C. 
All such accessory buildings shall be of corrosion-resistant material, fully enclosed and shall have a maximum floor area of 100 square feet for lots of up to 9,999 square feet in area and 144 square feet for lots over 10,000 square feet in area. Further, all such accessory buildings shall be no more than 15 feet in width or length, provided that the maximum permitted lot coverage for the district is not exceeded. The maximum height of the structure shall not exceed 9 1/2 feet.

D. 
All such accessory buildings shall be located in the rear yard, except on corner lots which have no rear yard. On corner lots, the accessory use building shall be located in the side yard which is opposite the street on which the principal structure fronts. On corner lots, the accessory building shall be located no closer than 10 feet to the side lot line which is opposite the street on which the principal structure fronts and no closer to the other side lot line than five feet; on all other lots, the accessory building shall be located no closer than 10 feet to the rear lot line. On lots other than corner lots, the accessory building shall be no closer to the side lot line than five feet.
