For the purpose of this chapter, the Borough of Rutherford is hereby divided into 19 districts as follows:

A. 
The boundaries of these zoning districts are hereby established as shown on the map entitled "Zoning Map of the Borough of Rutherford," dated September 1994, which accompanies and, with all explanatory matter thereon, is hereby made part of this chapter.[1]

B. 
The Zoning Map referred to in Subsection A above is hereby amended as follows:

In addition to the current R-2 designation, Lots 25.02, 26, 26.01, 27, 12.01, 13, 13.01, 14, 15, 15.02, 16, and 17.01 in Block 168 and Lots 2, 3, 27, 28, 30, 30.01, 31, 32, 33, 34, 35, 36, 37, 38, 39, 40, 41, 42, 43, 45, 46, 47, 48, 50, and 22 in Block 169 are hereby also designated as TO.

A. 
Zoning district boundary lines are intended to follow the center line of streets, railroad rights-of-way, streams and recorded lot or property lines as they exist at the time of enactment of this chapter, unless otherwise indicated by dimensions on the Zoning Map.
B. 
Where zone boundaries are not fixed by dimension or other notation and where they approximately follow property lines or natural features and do not scale more than 25 feet distant therefrom, such property line or natural feature shall be deemed to be the location of the zoning district boundary.
C. 
Where a zoning district boundary line is shown as approximately following the borough limits, such boundary shall be construed to be the borough limits.
D. 
In all cases where a district boundary divides a lot, other than a through lot, in one ownership, in such a manner that 50% or more of such lot lies in a less restrictive district, the regulations prescribed by this chapter for such less restrictive district shall apply to the entire lot.
E. 
The exact location of any disputed zoning district boundary line shall be determined by the Board of Adjustment in accordance with Section 57b of Chapter 291 of the Laws of New Jersey 1975,[1] entitled the "Municipal Land Use Law."
