Within any I District, no building, structure, lot or land shall be used for other than one of the following uses, except as provided in §§ 175-69 and 175-72 and Article XIX:

A. 

Nonnuisance industry, as defined in § 175-3B.

B. 

Offices, office building, research institute or laboratory.

C. 

Public utility building or structure.

D. 

Automobile sales with accessory service facilities.

E. 

Dry-cleaning plant or laundry.

F. 

Wholesale establishment, distribution station or storage building.

G. 

Printing plant or newspaper plant.

H. 

Building materials storage yard.

I. 

Workshop, as defined in § 175-3B.

Within any I District, the following accessory uses shall be permitted:

A. 

Customary accessory uses and structures.

B. 

Private garage or private parking area, pursuant to Articles XVI and XVII.

C. 

Signs, pursuant to Article XVIII.

No building or structure shall exceed 50 feet in height, except as provided in § 175-83.

Within any I District, no building or structure shall be erected nor any lot or land area utilized unless in conformity with the following schedule which is hereby declared to be a part of this chapter and except as modified by §§ 175-82 and 175-84:

A. 

Minimum lot area: 40,000 square feet.

B. 

Minimum lot width: 100 feet.

C. 

Maximum lot coverage: 25%.

D. 

Minimum yards:

(1) 

Front yard: 40 feet.

(2) 

One side yard: 25 feet.

(3) 

Both side yards: 50 feet total.

(4) 

Side yard abutting side street on corner lot: 25 feet.

(5) 

Rear yard depth: 40 feet.

Within any I District, the following special exception uses shall be permitted, subject to approval by the Planning Board pursuant to § 175-126:

A. 

Bus or other public transportation passenger stop, station or terminal.

B. 

Service station, filling station, car washing station or public garage.

C. 

Hotel or motel.

D. 

Restaurant.

E. 

Clubs, such as fraternal, civic, social or political.

F. 

Any use permitted in the N-B, B-G and O & L Districts, except a passive adult use, such as adult bookstores or adult video stores, which is permitted only in the O & L District pursuant to § 175-67E.
