This chapter shall apply to all buildings and structures substantially
altered, all buildings and structures conveyed by deed or sales agreement
and all buildings and structures or parts thereof leased to new tenants after
the effective date hereof. The term "substantially altered" shall mean alterations
exceeding the value of $1,500.
The number and placement of detectors shall be under the direct control
and enforcement of the Fire Protection Subcode Officer. Said control and enforcement
shall not be arbitrary, but shall be in compliance with acceptable standards
as recommended by good fire-protection procedures.
Notification of the appropriate provisions of this chapter shall be
given to all applicants for building permits or certificates of occupancy
prior to the issuance of such permits or certificates. Upon the issuance of
a building permit for alterations exceeding $1,500 or upon application for
a certificate of occupancy, notification of same shall be forwarded to the
Fire Protection Subcode Officer.
A Class A fire system and approved combination fire alarm and sprinkler
system, as defined in National Fire Code No. 13 or 72A, B, C, D and E (whichever
is applicable) of the National Fire Protection Association, shall be installed
in all new construction in the Borough of Gibbsboro having a sleeping capacity
of 30 or more persons above the first floor, specifically including tenement
houses, apartment houses, boardinghouses, lodging houses, hotels, dormitories,
clubhouses, public or private houses, sanatoriums, surgical institutions,
asylums and hospitals or homes for the aged. All buildings four stories or
more shall be totally sprinklered, no matter what type and/or occupancy.
The provisions of this chapter shall apply without regard to the regulations
of lenders or funding agencies and shall be in addition to any control exercised
by such agencies concerning construction and fire-protection requirements
related to such construction.
The penalty for violation of any provision of this chapter shall be as set forth in Chapter
1, Article
I, General Penalty.
