The Village of Chittenango shall be divided into the following types of districts, which shall be differentiated according to use and area and for the purpose of which they shall be hereafter used and developed:
Special Residential (SR)
Low-Density Residential District (LR)
Medium-Density Residential District (MR)
High-Density Residential District (HR)
General Business District (GB)
Special Business District (SB)
Light Industrial District (LI)
Downtown Design Overlay District (DDOD)
Gateway Design Overlay District (GDOD)
The above districts shall be located, bounded and described as shown by the amended Zoning Map of the Village of Chittenango. Such map has been designated the official map of the Village and, together with the boundaries and designation thereon, is made part of this Zoning Law. Such map shall be on file in the office of the Village Clerk.[1]

Where uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the Zoning Map, the following rules shall apply:
A. 
Distances shown on the Zoning Map are perpendicular or radial distances from street lines measured back to the zone boundary line, which lines, in all cases where distances are given, are parallel to the street line.
B. 
Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be such boundaries.
C. 
Where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.
D. 
Where district boundaries are so indicated as they are approximately parallel to the center lines or street lines of streets or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the Zoning Map. If no distance is given, such dimension shall be determined by the use of the scale shown on said Zoning Map.
E. 
Where the boundary of a district follows a stream, canal, pond or other body of water, said boundary shall be deemed to be the center line of the waterway or the limit of the jurisdiction of the Village of Chittenango, unless otherwise indicated.
F. 
For the design overlay districts, which are co-located within or over the base zoning district, to modify the site and architectural design criteria and achieve a specific purpose for that district, regulations of the base zoning district and all other applicable regulations remain in effect. If any regulations of the Commercial Design Overlay Districts conflict with the base zoning district, the overlay regulations prevail.

G. 
Questions or disagreements concerning the exact location of a district boundary line shall be resolved by the Zoning Board of Appeals. (See Article X.)

No land shall be annexed in the Village in the absence of a zoning district classification. If no classification has been established beforehand, however, such annexed land shall be automatically classified in the lowest density residential district.
