When used in this chapter the following words, terms
and phrases shall have the meanings herein ascribed to them:
ACCESSORY BUILDING
A subordinate building or a portion of the main building
on a lot, the use of which is customarily incidental to that of the
main or principal building.
ACCESSORY USE
A use customarily incidental and subordinate to the principal
use or building and located on the same lot with such principal use
or building.
ALTERATIONS
As applied to a building or structure, means a change or
rearrangement in the structural parts or in the exit facilities or
an enlargement, whether by extending on a side or by increasing in
height, or the moving from one location or position to another.
AUTOMOBILE JUNKYARD
Any place of storage or deposit, whether in connection with
another business or not, where two or more unregistered, old or secondhand
motor vehicles, no longer intended or in condition for legal use on
the public highways, are held, whether for the purpose of resale of
used parts therefrom, for the purpose of reclaiming for use some or
all of the materials therein, whether metal, glass, fabric or otherwise,
for the purpose of disposing of the same or for any other purpose;
such term shall include any place of storage or deposit for any such
purposes of used parts or waste materials from motor vehicles which,
taken together, equal in bulk two or more such vehicles; provided,
however, that the term "junkyard" shall not be construed to mean an
establishment having facilities for processing iron, steel or nonferrous
scrap and whose principal produce is scrap iron, steel or nonferrous
scrap for sale for remelting purposes only.
AVIATION LANDING FIELD
Any area of land or water or part of any structure designed,
set aside and used or to be used in any manner for the taking off
or landing of aircraft, regardless of the mode of power such aircraft
may use when landing, taking off or flying.
BUILDING
Any structure on a lot resting upon a support or foundation
and shall include any structure other than a boundary wall or fence.
BUILDING, HEIGHT OF
The vertical distance from the mean finished grade to the
highest point of the building on any side under construction.
CARE HOME
A structure occupied as a temporary or permanent residence
by three or more persons and which is either designed principally
for housing for the aged where specific age limits are prescribed
by public or private regulatory or administrative agencies, irrespective
of the need for custodial care and/or supervision on the premises,
or designed for occupancy by persons who, by reason of chronic illness,
handicap, age, senility, convalescence or infirmity, are dependent
upon varying amounts of custodial care and/or supervision. This term
shall include, by way of illustration and not limitation, nursing
homes, rest homes, homes for prenatal care, and convalescent homes,
and shall similarly exclude hospitals, clinics, mental health facilities,
and similar institutions devoted primarily to the diagnosis and/or
treatment of disease or injury, except where such facilities are accessory
to a care home.

CELLAR or BASEMENT
A story, partly underground, the walls of which are used
as the foundation and/or substructure for those remaining stories
of the structure partially or completely above mean grade level.
COVERAGE
The percentage of the plot or lot covered by the building
area.
DISPLAY SIGN
A sign, sign screen, billboard, advertising device or any
other structure that is arranged, intended, designed or used for advertisement,
announcement or direction.
DWELLING, MULTIPLE
A building or portion thereof containing three or more dwelling
units; may also be referred to as an "apartment house" or "row house."
DWELLING UNIT
A building or portion thereof providing complete housekeeping
facilities for one family.
ELECTRICAL DISTRIBUTION SUBSTATION
A place with or without a building where equipment is assembled
and designed to receive energy from a high-voltage distribution supply
system, so as to convert it to a form suitable for local distribution
and to distribute the energy to feeders through switching equipment
designed to protect the service from the effects of faults.
FAMILY
One or more persons occupying the premises and living as
a single housekeeping unit in one dwelling unit.
HOME OCCUPATION
Any use customarily conducted entirely within a dwelling
and carried on by the inhabitants thereof, which use is clearly incidental
and secondary to the use of the dwelling for dwelling purposes and
does not change the character thereof.
HOTEL OR MOTEL
A building or part thereof containing rooms intended or designed
to be used or which are used, rented or hired out to be occupied for
sleeping purposes by guests and where a general kitchen and dining
room or cafe may be provided within the building or in an accessory
building. It may include other accessory services intended primarily
for the use of the guests and incidental to the public.
LOT
A parcel of land occupied or capable of being occupied by
one building and accessory building and/or uses, including such open
spaces as are required by this chapter.
LOT DEPTH
A mean horizontal distance between the front and rear lot
lines, measured in the general direction of its side lot lines.
LOT WIDTH
The mean width measured at right angles to its depth.
NONCONFORMING USE
A building, structure or use of land existing at the time
of the enactment of this chapter or subsequent district amendments
and which does not conform to the regulations of the district or zone
in which it is situated.
PUBLIC UTILITY STRUCTURE
A building, structure or lot used for or in connection with
the transmission, distribution or regulation of water, gas, telephone
service or other similar service.
ROOMING OR BOARDING HOUSE
Any dwelling in which rooms are let for hire, and board may
be provided for roomers and that is not a tourist home or hotel.
SUBDIVISION
The division of any parcel of land into two or more lots,
plots, sites or other divisions of land for immediate or future sale
or for building development.
TOURIST HOME or LODGING HOUSE
A private dwelling in which there are some rooms let for
overnight accommodations or offered for transient guests for compensation,
but no table board is furnished except as an incidental service to
overnight guests.
TRAILER
Any vehicle or structure, including but not limited to an
automobile trailer and trailer coach, intended for mobility and/or
capable of being made mobile for use on highways and streets and designed
for use as a dwelling or for the conduct of a business, profession,
trade or occupation.

TRAILER PARK
A trailer park or camp shall consist of one or more trailers
located on one or more lots and shall provide the necessary equipment
and facilities for the trailers used as dwellings.
YARD, FRONT
An open unoccupied space on the same lot with the building
between the front line of the building and the front line of the lot
and extending the full width of the lot.
YARD, REAR
An open unoccupied space, except for accessory buildings,
on the same lot with the building between the rear line of said building
and the rear lot line and extending the full width of the lot.
YARD, SIDE
An open unoccupied space on the same lot with the building
and the side lot line and extending from the front yard to the rear
yard. Any lot line not a rear or front line shall be deemed a side
lot line.
