[Amended 10-16-1989 by Ord. No. 4-118]
A. Zoning classification. The Township of Whitpain shall
be hereafter divided into districts, which are described in the text
of the Zoning Ordinance as ordained and enacted by the Board of Supervisors
of Whitpain Township or as amended from time to time thereafter.
B. Zoning Map. The zoning districts or zoning classifications
as originally enacted and ordained by the Board of Supervisors as
aforesaid or amended from time to time thereafter are described, depicted
and bounded as shown on the "Zoning Map of the Township of Whitpain."
C. Floodplain Map. The delineation of floodplains depicted
and bounded are as shown on the "Floodplain Map of the Township of
Whitpain."
D. Adoption of Zoning Map. The Board of Supervisors hereby
adopts the Zoning Map of the Township of Whitpain, which shall hereinafter
be referred to as the "Zoning Map of the Township of Whitpain," and
specifically repeals any prior Zoning Map of the Township of Whitpain.
E. Incorporation by reference. The Zoning Map, together with the notations and references appearing thereon, is specifically incorporated as part of Chapter
160 of the Code of Whitpain Township and made a specific, integral part of Chapter
160 (also known as the "Whitpain Township Zoning Ordinance of 1950"), as amended, as fully as though the same were set forth and fully described herein.
F. Copies of map. Copies of the Zoning Map aforementioned
are on file in the office of the Whitpain Township Manager and Whitpain
Township Codes Enforcement Officer.
Where uncertainty exists with respect to the
boundaries of the various districts as shown on the Zoning Map, the
following rules shall apply:
A. The boundaries between districts are, unless otherwise
indicated, either the center lines of roads and rights-of-way of railroads
and/or public utilities or such lines extended or lines parallel thereto.
Where boundaries on the Zoning Map are shown between a road and a
district boundary line, this indicates that the district boundary
line runs parallel to the road line.
B. In undivided property, the district boundary lines
on the Zoning Map shall be determined by the use of the scale of the
map.
C. When a district boundary line divides a lot held in
single and separate ownership at the effective date of this chapter,
the regulations as to the use in the lesser restricted district shall
extend over the portion of the lot in the more restricted district
a distance of not more than 50 feet beyond the district boundary line.
