Each lot shall provide driveway access to an
approved street, without necessitating a vehicle's backing onto such
street and without necessitating a grade of more than 10%, and shall
provide adequate off-street parking. The driveways of corner lots
shall derive access from the lesser street.

The limitations on tree removal and permit procedures set forth in §
149-4 and incorporated in this article shall be the design standard and regulatory procedure of this article.

A. The
amount of disturbance of natural vegetation shall not exceed the following
percentages on all residential lots:

B. On nonresidential
lots, the amount of disturbance of natural vegetation shall be determined
by the Planning Board as an element of site plan review, in no event
to exceed 50% of the lot.

It shall be unlawful to fill, excavate, dredge or drain marshland, land under water, land below mean high water or land below the edge of the bluff on Stony Brook Harbor. For waterfront property, no part of the minimum area or setback requirements of §
165-25 may be satisfied by counting waterfront land under water.
