Upon the approval of a final plat, the developer shall within 90 days
of such final approval record such plat in the office of the Recorder of Deeds
of Allegheny County. The Recorder of Deeds of Allegheny County shall not accept
any plat for recording unless such plat officially notes the approval of the
Kilbuck Township Board of Supervisors and the Kilbuck Township Planning Commission.
A. After an approved subdivision or land development plan
has been officially recorded, the streets, parks, and other public improvements
shown thereon shall be so considered to be part of the official map of the
Township.
B. Streets, parks and other public improvements shown on
a subdivision or land development plan to be recorded may be offered for dedication
to the Township by formal notation thereof on the plan, or the owner may not
show on such plan, any improvements which have not been offered for dedication
to the Township.
C. No street, park or other improvement shown on a subdivision
or land development plan shall become a public street, park or improvement
until such time as the same shall have been offered for dedication to the
Township and accepted by ordinance or resolution.
