The Borough of River Edge, for purposes of this chapter, is hereby divided into the following districts, differentiated according to use, area and bulk regulations, and which shall be known and designated as follows:

Residential: Single-Family
R-2
Residential: Two-Family
R-3
Residential: Garden Apartment

Planned Residential Development
C-1
Commercial: Neighborhood Business
C-2
Commercial: Office
P-1
Conservation
M-1

New Bridge Road Affordable Housing Overlay Zone

The Zoning Map as prepared by the Borough Engineer, as provided to the Zoning Officer of the Borough and attached at the end of Chapter 416 of the Revised Code and Ordinances of the Borough of River Edge, is hereby adopted by the governing body of the Borough of River Edge.
A. 
Unless otherwise show, the zoning district boundary lines are intended to generally follow the center lines of streets and highways; the center lines of railroad rights-of-way; the center lines of rivers, streams and waterways; and existing lot lines.
B. 
Where such boundaries are indicated as approximately following the lot lines of parks or other public owned lands, such lines shall be construed to follow such boundaries.
C. 
Where a zoning district boundary line is located not farther than 25 feet away from a lot line of record, such boundary line shall be construed to coincide with such lot line.
D. 
In cases of uncertainty or disagreement as to the true location of any zoning district boundary line, the determination thereof shall lie with the Board of Adjustment.
