A. 
The maximum height of buildings shall be 32 feet and 2 1/2 stories.

B. 
The minimum size of lots shall be as follows:
(1) 
Area, square feet: 18,000.
(2) 
Width of lot: 120 feet.
(3) 
Lot frontage. Front yard: 120 feet. Lots with frontage completely within the curved portions of a bulb-end of a cul-de-sac right-of-way may reduce the required lot frontage to 75 feet.

The maximum number of families per lot shall be one.
D. 
Maximum coverage.

(1) 
Maximum impervious coverage. The maximum coverage of the lot by the principal and accessory buildings, structures and uses, including walkways, patios, garages and any other impermeable material, shall not exceed 40% of the gross lot area.
(2) 
Maximum building coverage. The maximum coverage of the lot by the principal and any accessory buildings shall not exceed 25% of the gross lot area.
E. 
Mandatory open spaces shall be as follows:
(1) 
Front yard.

(a) 
Minimum front yard setback: 35 feet.
(b) 
On corner lots, the primary front yard setback is defined as the yard with the longest street frontage. If the two street frontages are equal in length, the property owner shall identify the primary front yard setback at the time that construction permits are required. Identification of the primary front yard setback shall not be changed without approval from the Joint Planning Board. On corner lots, where the primary front yard setback complies, the secondary front yard setback may be reduced to 20 feet.
(2) 
Side yards.
(a) 
Minimum width of interior lots: the sum of both side yards shall be 40 feet; each side yard shall be not less than 15 feet.
(b) 
Minimum width of corner lots: the sum of both shall be 60 feet; the side yard on the street side shall be 45 feet.
(c) 
The side yard on the interior lot side: not less than 15 feet.
(3) 
Rear yard.
(a) 
Minimum depth: 30 feet.
F. 
Decks which are no higher than four feet above the highest point of the adjoining ground shall be located not less than 20 feet from the rear property line. Decks higher than four feet shall be located a distance of not less than 30 feet from the real property line.

H.

Swimming pools, tennis, paddle tennis and platform tennis courts shall only be permitted in the rear yard. Such swimming pools, tennis, paddle tennis or platform tennis courts shall not be constructed, installed, located or otherwise placed within 10 feet of any side lot line or rear lot line. In the case of a through lot, swimming pools, tennis, paddle tennis or platform tennis courts shall not be constructed, installed, located or otherwise placed within the front setback required for the adjoining main buildings on the same side of the street within the block.[1]
