The purpose and intent of the establishment
of the R-2 Residential District is to preserve existing residential
development in the City; to permit orderly development, redevelopment
and expansion of residential structures; to prevent overcrowding of
the land by controlling density; to provide public facilities necessary
for the health, welfare and general convenience of the population;
to preserve public open space; to exclude those activities not compatible
with the residential environment; to reduce undue congestion on streets
and highways; and to create conditions conducive to carrying out the
purpose of this chapter.
A building may be used, erected or altered and
a lot may be used for any of the following purposes:
A. Any use permitted in R-1 Residential Districts in §§
175-25 and
175-29A,
B and
C of Article
V, except home occupation.

B. Boardinghouses, adult personal care boardinghouses
and rooming houses.

D. Signs, when erected and maintained in accordance with the provisions of Article
XIII.
E. Uses and buildings accessory to the permitted uses
in this district.
No building shall be erected to a height in
excess of 35 feet; provided, however, that this height may be increased
by one foot for each additional foot by which the side yard exceeds
the minimum and for each six inches by which the front and rear yards
exceed the minimum required.

The following special exceptions shall be permitted when authorized as provided in Article
XVI and the appearance of which are residential in character or are in keeping with the character of the neighborhood in which they are located:
B. Mortuaries and undertaking establishments.
C. Clubs, lodges and fraternal organizations.
E. Minor automobile garages when not an accessory use.
G. Home occupations.
