The purposes of this district are to provide
for continued medium- and high-density, single-family residential
development, to preserve existing medium-density development and open
space and to provide for and regulate certain uses permitted by special
exception.
Land, buildings or premises shall be used by
right for only one or more of the following uses:
A. Single-family detached dwelling.
B. Single-family semidetached dwelling (twin).
C. An above-listed use used as a community residence facility, subject to §
295-77.
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles
XVI and
XIX:
A. All uses permitted by special exception in the R-1
Medium Density Residential District.
B. Single-family attached dwelling (rowhouse), subject to §
295-23C.
C. Multifamily dwelling, not to exceed three units, subject to §
295-91.

The following shall be permitted as an accessory
use and/or structure:
A. All accessory uses and structures permitted in the
R-1 Medium Density Residential District.
Unless specifically stated otherwise, the following
shall be minimum requirements:
A. Single-family detached dwelling.
(1) Lot size: 4,500 square feet.
(3) Building coverage: 35%, maximum.
(5) Side yards: 20 feet, aggregate, and eight feet, minimum.
(7) Height: 35 feet or two stories, maximum.
B. Single-family semidetached dwelling (twin).
(1) Lot size: 3,000 square feet.
(3) Building coverage: 40%, maximum.
(7) Height: 35 feet or two stories, maximum.
