The purposes of this district are to provide for continued high-density residential development, to preserve existing single-family and multifamily development and to provide for and regulate certain uses permitted by special exception.
Land, buildings or premises shall be used by right for only one or more of the following uses:
A. 
All uses permitted in the R-2 Medium - High Density Residential District.
B. 
Single-family attached dwelling (rowhouse).
C. 
Multifamily dwelling, subject to § 295-23D or 295-91, whichever applies.
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles XVI and XIX:
A. 
All uses permitted by special exception in the R-1 Medium Density Residential District.
The following shall be permitted as an accessory use and/or structure:
A. 
All accessory uses and structures permitted in the R-1 Medium Density Residential District.
B. 
Laundry facility contained within the apartment building.
C. 
Recreational facility for the exclusive use of the residents of the apartment building.
D. 
Refuse collection facility for an apartment building which is accessible to a public street and screened from public view by a wall, fence or hedge.
E. 
Any accessory use on the same lot with and customarily incidental to any of the uses permitted above and not detrimental to the neighborhood.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Single-family detached dwelling.
(1) 
Lot size: 4,000 square feet.
(2) 
Lot width: 40 feet.
(3) 
Building coverage: 40%.
(4) 
Front yard: 25 feet.
(5) 
Side yards: 18 feet, aggregate, and eight feet, minimum.
(6) 
Rear yard: 25 feet.
(7) 
Height: 35 feet or two stories, maximum.
B. 
Single-family semidetached dwelling (twin).
(1) 
Lot size: 2,800 square feet.
(2) 
Lot width: 28 feet.
(3) 
Building coverage: 50%.
(4) 
Front yard: 20 feet.
(5) 
Side yard: eight feet.
(6) 
Rear yard: 25 feet.
(7) 
Height: 35 feet or two stories, maximum.
C. 
Single-family attached dwelling:
(1) 
Lot size: 1,800 square feet.
(2) 
Lot width: 18 feet.
(3) 
Building coverage: 60%, maximum.
(4) 
Front yard: 20 feet.
(5) 
Side yard: 15 feet; 20 feet adjacent to an access driveway.
(6) 
Rear yard: 20 feet.
(7) 
Maximum number of units in a row: six.
(8) 
Height: 35 feet or two stories, maximum.
D. 
Multifamily dwelling (apartment building) with more than three units.
