The purpose of this district is to provide for retail, service and other commercial facilities intended to serve local customers from the surrounding residential areas.
Land, buildings or premises shall be used by right for only one or more of the following uses:
A. 
Retail store, including food, general merchandise, hardware, variety, pharmacy or similar use.
B. 
Personal services shop, including barber, beautician, shoe repair, tailor and laundry where actual cleaning and pressing are done off the premises.
C. 
Eating establishment, including restaurant, delicatessen, sandwich or pizza shop, provided that no drive-in or drive-through establishment shall be permitted.
D. 
Bank or other financial institution.
E. 
Mixed uses where offices and/or apartments are located above retail establishments or apartments are located above offices.
F. 
Any use of the same general character as those permitted in this section and § 295-32, when authorized by the Zoning Hearing Board, subject to § 295-80.
The following uses shall be permitted by special exception, subject to the applicable provisions of Articles XVI and XIX:
A. 
Public parking lot or garage.
B. 
Lodge/club or nonprofit organization.
The following shall be permitted as an accessory use and/or structure:
A. 
Off-street parking and loading, subject to Article XIII.
B. 
Storage building or enclosure serving a permitted use.
C. 
Sign, subject to Article XIV.
D. 
Satellite antenna, subject to § 295-75 or 295-76, whichever applies.
E. 
Any accessory use on the same lot with and customarily incidental to any of the uses permitted above and not detrimental to the neighborhood.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Lot size: 3,000 square feet.
B. 
Lot width: 30 feet.
C. 
Front yard:
(1) 
Built-up block: not less than the prevailing setback on the block.
(2) 
Other areas: 10 feet.
D. 
Side yards: five feet on each side of the building, which shall be increased to 10 feet where the lot abuts a residential district or use.
E. 
Rear yard: 15 feet, which shall be increased to 25 feet where the lot abuts a residential district or use.
F. 
Building coverage: 70%, maximum.
G. 
Height: 35 feet or two stories, maximum.
