The purpose of this district is to provide for retail, service and other commercial facilities for local residents and those of neighboring communities in areas generally located along major roadways.
Land, buildings or premises shall be used by right for only one or more of the following uses:
A. 
All uses permitted in the NB Neighborhood Business District.
B. 
Commercial and professional office.
C. 
Funeral parlor.
D. 
Bowling alley.
E. 
Theater.
F. 
Health club, spa or dance studio.
G. 
Automobile sales establishment in an enclosed building.
H. 
Standard or fast-food restaurant.
I. 
Any use of the same general character as those permitted in this section and § 295-37 when authorized by the Zoning Hearing Board, subject to § 295-80.
The following uses shall be permitted by special exception, subject to the provisions of Articles XVI and XIX:
A. 
Gasoline service stations and auto repair shops, subject to § 295-88.
B. 
Billiard parlors.
C. 
Research laboratories.
D. 
Medical or dental clinic, subject to § 295-89.
The following shall be permitted as an accessory use and/or structure:
A. 
All accessory uses and structures permitted in the NB Neighborhood Business District.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Lot area: 10,000 square feet.
B. 
Lot width: 50 feet.
C. 
Front yard: 20 feet.
D. 
Side yards.
(1) 
Detached building: aggregate of 15 feet and minimum of five feet.
(2) 
Attached and semidetached buildings: 10 feet.
E. 
Rear yard: 15 feet, which shall be increased to 25 feet where the lot abuts a residential use or district.
F. 
Building coverage: 50%, maximum.
G. 
Impervious surface: 80%, maximum.
H. 
Height: 50 feet or four stories, maximum.
A. 
All parking areas, driveways and loading areas shall be provided with a lighting system to adequately meet the needs of the area. All lighting shall be shielded from traffic on any public right-of-way and from any residential district.
B. 
No plan or proposal shall be approved which is likely to create substantial traffic hazards. Safety requirements which may be required shall include traffic control devices, acceleration or deceleration lanes, turning lanes, traffic and lane markings and signs.
C. 
All applicable provisions and regulations pertaining to screening and landscaping must be maintained and/or followed, subject to §§ 295-78 and 295-79.
D. 
All applicable provisions and regulations relating to parking, signs and performance standards must be maintained and/or followed, subject to Articles XIII, XIV and XVII, respectively.
