The purpose of this district is to provide for modern, nonnuisance light industrial uses. Standards are included to assure appropriate buffers and landscaped areas and to thereby protect adjacent residential areas. It is also intended that the uses in this district be limited to those that create no significant impacts on nearby establishments and nearby residential areas.
A building or group of buildings may be erected, altered or used for only one or more of the following uses:
A. 
Research and product development laboratory.
B. 
Manufacturing, compounding, processing, canning, containing, packaging, treatment and distribution of products, provided that:
(1) 
All aspects of the light industrial use shall be either carried out within the building or shall be screened as per § 295-78.
(2) 
All facilities shall meet the standards and conditions outlined in Article XVII, pertaining to performance standards.
C. 
Office and office building.
D. 
Printing, photofinishing, engraving, lithography, reproducing or binding establishment.
E. 
Plumbing, heating, roofing, carpentry, electrical, welding, heat treating, buffing, finishing, plating, painting and pipe fitting.
F. 
Laundry, laundry service and cleaning and dyeing facility.
G. 
Tool, die, garage and machine shop.
H. 
Any use of the same general character as those permitted in this section when authorized by the Zoning Hearing Board, subject to § 295-80.
The following shall be permitted as an accessory use and/or structure:
A. 
Storage facilities in conjunction with a permitted use.
B. 
Cafeteria, recreation area or similar facility for the exclusive use of the employees.
C. 
Living quarters for watchmen, caretakers or similar employees.
D. 
Off-street parking as required in Article XIII.
E. 
Sign, subject to Article XIV.
F. 
Satellite antenna, subject to § 295-75 or 295-76, whichever applies.
G. 
Eating facility incidental to the above uses and not open to the public.
H. 
Any accessory use on the same lot with and customarily incidental to any of the uses permitted above and not detrimental to the area.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Lot area: two acres.
B. 
Lot width: 150 feet.
C. 
Front yard: 25 feet.
D. 
Side yards: 20 feet on each side of the main structure.
E. 
Rear yard: 25 feet.
F. 
Impervious surface: 70%, maximum.
G. 
Height: 35 feet or two stories, maximum.
