The purpose of this district is to allow a variety
of industrial uses as a matter of right at a larger scale and greater
intensity than those found in the LI Light Industrial District. These
uses could generate large volumes of truck or rail traffic and may
exert physical effects that will be felt to some degree by the surrounding
area.
A building or group of buildings may be erected,
altered or used for only one or more of the following uses:
A. All uses permitted in the LI Light Industrial District.
B. Wholesale or warehouse establishment.
C. Manufacturing, processing, assembly, service testing
and repair of goods, products or materials which are larger, more
intense or produce greater impact than the uses permitted in the LI
Light Industrial District, including but not limited to an electrical
generation facility.

D. Any use of the same general character as those permitted in this section when authorized by the Zoning Hearing Board, subject to §
295-80.
The following shall be permitted as an accessory
use and/or structure:
A. Any accessory uses and structures permitted in the
LI Light Industrial District.
All uses in this district shall be demonstrated by the applicant not to be materially injurious or offensive to the occupant, adjacent uses and the Borough as a whole by the emission or creation of noise, vibration, smoke, dust or other toxic or noxious materials, particulates, odors, fires, explosive hazards, heat or glare and are in full compliance with Article
XVII, relating to performance standards.
Unless specifically stated otherwise, the following
shall be minimum requirements:
D. Side yards: 40 feet on each side of the principal
building.
F. Impervious surface: 75%, maximum.
