Easements shall be centered on rear or side lot lines whenever
possible.
A. Utility. Easements shall be provided for utilities
where required by the Village Board and shall be at least 10 feet
wide.
B. Drainage. Where a subdivision is traversed by a watercourse,
drainageway, channel or stream, there shall be provided a stormwater
easement or drainage right-of-way conforming substantially to the
lines of such watercourse and such further width or construction,
or both, as will be adequate for the purpose. Wherever possible, it
is desirable that the drainage be maintained by an open channel with
landscaped banks and adequate width for maximum potential volume of
flow.
The minimum right-of-way dedication for streets shall be as
follows:
A. Major streets: as shown on the Official Map, but not
less than 80 feet.
B. Collector streets: 80 feet.
D. Frontage streets: 50 feet.
F. Privately
owned streets or alleys in existence as of January 1, 2015 with narrower
right-of-way widths may be accepted for dedication by resolution of
the Village Board in its sole discretion.

Minimum pavement widths shall be as follows:
A. Major streets: depends on the pavement cross section
selected, but not less than 44 feet.
B. Collector streets: 44 feet or 24 feet with ten-foot
outside shoulders.
D. Frontage streets: 24 feet.
The change in grade across an intersection and within 50 feet
of the property line limits of such intersection shall not exceed
3%.
