The purpose of the M Manufacturing District is to provide for appropriate heavy industrial, manufacturing and material storage and disposal land uses where rail and highway access is available subject to regulations designed to protect the environment and the health, safety and welfare of residents.
A building may be used, erected, or altered and a lot or premises may be used for any of the following purposes, subject to off-street parking regulations as set forth in Article XV.
Permitted uses:
A. 
Manufacturing, including but not limited to metal fabrication, plastic extrusion, chemical transformation of materials into new products and machine tooling of mechanical parts.
B. 
Mineral extraction. See § 172-115C.
C. 
Truck terminals.
D. 
Distribution warehousing.
E. 
Forestry, timber processing.
F. 
Permitted uses in the Light Industrial District.
G. 
Supply yards and contractor yards.
H. 
Waste storage, treatment or disposal facility.
I. 
Communications tower. See § 172-124.
J. 
Agricultural operations.
K. 
Single-family detached dwelling. See § 172-126.
L. 
Riding academies.
M. 
Livery and boarding stables.
N. 
Accessory uses and accessory buildings incidental to the permitted principal uses and located on the same lot except as otherwise provided.
O. 
Bed-and-breakfast.

Public hearing shall be required to be held by the Board of Supervisors. All conditions specified herein shall be met:
A. 
Sanitary landfills. See § 172-142.
B. 
Home occupations. See § 172-136.
C. 
Two principal uses limited to those allowed under the permitted and conditional uses of this zoning district. No property shall have more than two principal uses under this conditional use provision.

RV campers, mobile or modular homes, RV campgrounds, mobile home parks, and/or campers. See Chapter 103, Mobile Homes and Mobile Home Parks, of the Code of the Township or Darlington. See also § 172-I25.

Uses by special exception:
A. 
Temporary second dwelling. See § 172-145.
B. 
Nonresidential storage building. See § 172-146.
Each lot shall be at least two acres in area, with a minimum lot width of 200 feet at the building setback line.
Each area of use shall be subject to the following front, side and rear yard restrictions:
A. 
Front yard: minimum of 60 feet but in no event less than 75 feet from the center line of the abutting road.
B. 
Side yard: minimum of 30 feet, measured from the side property line, two in number.
C. 
Rear yard: minimum of 40 feet, measured from the rear property line.
The maximum height of a building shall not be greater than five stories or 60 feet.
The total area of the footprints of all permitted buildings shall not exceed an area equal to 70% of the lot area.
Bufferyards shall be provided in accordance with the provisions of Article XII, § 172-122.
All uses under this article shall be subject to the off-street parking and loading and unloading regulations of Article XV.
All uses under this article shall be subject to the sign regulations of Article XIV.
