The purposes of the Special Use District is to provide for an appropriate mix of commercial, light manufacturing and limited residential land uses in areas where public utilities have the potential to be extended and a variety of land uses have been established in close proximity to a previously settled area.
A building may be used, erected, or altered and a lot or premises may be used for any of the following purposes, subject to off-street parking regulations as set forth in Article XV.
Permitted uses:
A. 
Single-family detached dwellings.
B. 
Supply yards and contractor yards.
C. 
General or specialty retail.
D. 
Municipal services, including emergency services.
E. 
Public parks and playgrounds. See § 172-140.
F. 
Eating establishments.
G. 
Light manufacturing, including but not limited to face bricks.
H. 
Communications tower.
I. 
Distribution warehouses.
J. 
Automotive service stations with or without convenience store.
K. 
Hospital.
L. 
Self-storage facilities.
M. 
Offices for professional services, including but not limited to physicians, lawyers, architects, dentists, engineers, realtors, surveyors, insurance agents and similar professionals; and offices incidental to uses permitted in the district.
N. 
Forestry.
O. 
Agricultural operations.
P. 
Accessory uses and accessory buildings incidental to the permitted principal uses and located on the same lot except as otherwise provided.
Q. 
Bed-and-breakfast.

Conditional uses:
A. 
Mobile home parks as per the provisions of Chapter 103, Mobile Homes and Mobile Home Parks. See § 172-137.

Two principal uses limited to those allowed under the permitted and conditional uses of this zoning district. No property shall have more than two principal uses under this conditional use provision.

A. 
Permitted uses. All permitted uses shall be conducted on lots with a minimum area of 1 1/2 acres, with a minimum lot width of 100 feet at the building setback line, whether connected to public utilities or not.
B. 
Conditional uses. All conditional uses shall be conducted on lots with a minimum of 1 1/2 acres, with a minimum lot width of 150 feet at the building setback line, whether connected to public utilities or not.
A. 
Yard dimensions. Permitted use required yards shall be measured as follows:
(1) 
Front yard: 40 feet from right-of-way line.
(2) 
Side yard: 15 feet from the closest point of the abutting property line.
(3) 
Rear yard: 25 feet from the rear property line or right-of-way line.
(4) 
Accessory uses: 10 feet from rear or side yards.
B. 
Yard dimensions. Conditional use required yards shall be measured as follows:
(1) 
Front yard: 40 feet from right-of-way line.
(2) 
Side yard: 20 feet from the closest point of the abutting property line.
(3) 
Rear yard: 30 feet from the rear property line or right-of-way line.
(4) 
Accessory uses: 10 feet from rear or side yards.
A. 
Building height. Permitted and conditional uses and structures: maximum 35 feet.

No structure or combination of structures, including sidewalks, driveways, and parking areas, shall be permitted to exceed 65% of the gross lot area.
Bufferyards shall be provided in accordance with the provisions of Article XII, § 172-122.
All uses under this article shall be subject to the off-street parking and loading and unloading regulations of Article XV.

A zoning/building permit shall be required prior to the erection, construction or alteration of any structure proposed in relation to those uses enumerated in this article.
