A. 
General for any permitted use of premises hereinafter established, parking spaces shall be provided and maintained off the street in accordance with the standards as specified in the schedule and below, and any use already established shall conform to these standards to the extent that it conforms at the time of adoption of this chapter. Sufficient parking spaces shall be provided in connection with any use not included in the schedule so as to maintain the purposes and intent of this chapter as set forth in Article I.
(1) 
Required number of off-street parking spaces. The minimum number of off-street parking spaces required shall be calculated using the standards outlined in the table below. The Planning Board shall determine the parking requirement for any use not listed or where it is given the discretion to do so.

When parking spaces are required on the basis of the number of employees or staff, the maximum number present at any one time shall govern.
(3) 
For uses not expressly listed in the above table, parking spaces shall be provided on the same basis as required for the most similar use listed or as determined by the Planning Board where site plan authorization is required.
(4) 
Maximum parking standards. The maximum number of off-street parking spaces for any building or use located in the use district shall not exceed more than 120% of the number of spaces identified in the above table.
B. 
Combined parking lots. Each use which requires parking must have a separate total number of parking spaces for that use. Where separate parts of a building or structure are used for purposes requiring different amounts of parking space, the number of spaces shall be determined by adding the number of spaces required for each type of use. Combined parking lots for various uses are allowed, provided that the total number of parking spaces in any such combined parking lot shall be equal to the total mandatory parking spaces for all uses so combined, and provided that all other requirements herein contained shall be adhered to.
C. 
Joint use of parking areas. The owners of two or more separate premises may establish a joint parking area to provide the total number or required parking spaces. An agreement establishing joint use of a parking area, approved by the Planning Board, shall be recorded with the Village Clerk. Such agreements shall run with the land for all properties with joint use of parking areas and require Village approval for any change or termination.
D. 
Parking space requirement exceptions. The Planning Board may allow different uses to combine their required parking spaces if it is shown to the satisfaction of the Planning Board that there will not normally be a conflict of times among the combining uses as to needs for parking space. All other requirements as to parking space required shall be adhered to, and only the combining of the number of parking spaces shall be allowed.
E. 
Maintenance. Off-street parking areas shall be suitably improved (drained and graded) and maintained, so as not to cause any nuisance from excessive stormwater, dust or erosion.
F. 
Separation from the public street. Parking lots shall be separated from any public street by a curb, fence or other barrier at the street line, except at the points of access.
G. 
Parking in residential district. Required parking space in residential districts shall be located only in the side or rear yard on the same lot as the principal use.
H. 
Except while making deliveries, no tractor-trailer shall be parked other than in a truck depot. For the purposes of this section, a "delivery" shall mean the active and continuous removal of cargo from a trailer truck and placement thereof at the point of destination, limited, however, to a period of one hour.

Dimensions of parking spaces for the disabled are regulated by Section 1106 of the Building Code of New York State.
(2) 
Handicap-accessible parking shall be provided in accordance with Section 1106 of the Building Code of New York State.
For all nonresidential uses with a floor area of 2,500 square feet to and including 25,000 square feet, one loading space shall be required. For each additional 25,000 square feet, or fraction thereof, one additional space shall be required. No overnight parking is permitted in an off-street loading zone.
