A. 
The following public improvements shall be required, except where the Planning Board finds that, due to the circumstances of a particular plat, the provision of certain required improvements is not requisite in the interest of the public health, safety or general welfare or is inappropriate because of inadequacy or lack of connecting facilities adjacent to or in proximity with the proposed subdivision, in which case the Planning Board may waive such requirements:
(1) 
Streets.
(2) 
Curbs and gutters.
(3) 
Water mains and fire hydrants.
(4) 
Sanitary waste disposal.
(5) 
Storm drainage.
(6) 
Sidewalks.
(7) 
Streetlighting.
(8) 
Street trees.
B. 
The cost and expense of any required public improvements shall be paid by the subdivider, at no cost or expense to the Town.
Outline design and construction requirements for public improvements will be found in Articles XII and XIX of this chapter.
