The minimum lot area may be reduced by the Town Board on review
and recommendation of the Planning Board from 8,000 square feet to
6,000 square feet for those mobile home parks providing all utilities
underground, including electrical, telephone and fuel, public sewer
and water and a landscaping plan designed to enhance the mobile home
park and surrounding community.
All mobile home parks established prior to the enactment of
this chapter which do not meet the standards of this chapter shall
be called "nonconforming mobile home parks." All changes or additions
to such parks shall be made in accordance with the provisions and
standards of this chapter and shall be reviewed by the Planning Board
and approved by the Town Board. All such parks shall be licensed in
the manner prescribed by this chapter.
