The B-2 Office and Service Zone is designed for agriculture, as permitted in the R-1 Zone in § 105-62A and B, professional and other business and service offices, including but not limited to general offices, banks, medical offices and office parks.

The following conditional uses may be authorized, subject to the provisions of Article VII:
A. 
Heliports and helistops, as private use facilities.
The following requirements must be complied with in the B-2 Zone:
A. 
Height. No structure shall exceed 2 1/2 stories or 35 feet, whichever is lesser.

B. 
Front yard. There shall be a front yard of not less than 90 feet from the center line of state and county roads and 80 feet from the center line of Township roads. Off-street parking is not permitted in the front yard.
C. 
Side yard. There shall be two side yards, and no side yard shall be less than 15 feet. Off-street parking, as regulated in Article V, is permitted in the side yard, provided that no parking area is closer than 10 feet to a street right-of-way or residential zone and five feet to a building or a property line.
D. 
Rear yard. There shall be a rear yard of not less than 25 feet. Off-street parking, as regulated in Article V, is permitted in the rear yard, provided that no parking area is closer than 10 feet to a building or property line nor closer than 25 feet to a street right-of-way or residential zone.
E. 
Minimum lot area. There shall be a minimum lot area of 43,560 square feet, measured within 250 feet of the front street right-of-way.
F. 
Minimum lot width. The minimum lot width at the building setback line shall not be less than 150 feet.
G. 
Lot coverage. Total impervious coverage for any parcel shall not exceed 50%.
H. 
Parking, lighting and landscaping shall be as regulated in Article V, § 105-37.
I. 
Trash collection area. An area or areas shall be provided which are concealed from sight for the orderly deposit and pickup of trash and recycled materials.
