Automobile service stations shall be designed to conform to
the following requirements:
A. The minimum lot area shall be 20,000 square feet.
B. The minimum lot area for service stations which are licensed to store
in excess of 20,000 gallons of flammable fluids shall be not less
than one square foot of land per gallon of fluid.
C. No gasoline service station driveway shall be permitted to enter
any street that carries traffic at such a speed or in such quantity
that the Planning Board deems that access to or egress from a gasoline
service station at such a location will create hazardous conditions.
Use of trailer and mobile units as dwellings is prohibited,
except that the Building Inspector may grant a permit for the temporary
use of such units for living purposes for a period not to exceed 60
days. Any extension of a temporary permit issued under this section
may be granted only by the special permit granting authority after
a public hearing. In no case shall a temporary permit or extension
thereof be granted unless adequate provisions for the protection of
health, safety, convenience and welfare of the people have been made
to the satisfaction of the Board of Health, the Water Department,
the Wire Inspector and the Building Inspector, the Chief of Police
and the Chief of Fire. The owner and occupier of a residence which
has been destroyed by fire or other material holocaust may place a
mobile home on the site of such residence and reside in such home
for a period not to exceed 12 months while the residence is being
rebuilt. Any such mobile home shall be subject to the provisions of
the State Sanitary Code.
