In the "AA" Residential Districts, the following regulations shall apply:

A building may be erected, altered or used, and a lot may be used or occupied for any of the following purposes and no other;
A. 
Single-family detached dwelling;
B. 
Agriculture; municipal use;
C. 
Any of the following purposes when authorized as a special exception, subject to the provisions of article XXI, section 2101, herein;
1. 
Educational use, religious use, excluding correctional or penal institutions;
2. 
Reserved;
3. 
Golf course and golf house, excluding driving range and miniature golf courses;
4. 
Cemetery, provided that the parcel devoted to this use shall contain not less than five (5) acres;
5. 
Recreational use under municipal direction.
D. 
Accessory use on the same lot with and customarily incidental to any permitted use.
E. 
Communal living facilities and sober living environments, subject to parking requirements in Article XVII, Section 1700.

The maximum height of buildings and other structures erected or enlarged in this district shall be:
A. 
For any dwelling, 35 feet.
B. 
For any building accessory to any dwelling use, 20 feet.
C. 
For any other building or structure, 35 feet, except that such height may be increased to a maximum of 65 feet, provided that for every foot of height in excess of 35 feet there shall be added to each yard requirement one corresponding foot of width or depth.

A. 
Minimum Lot Area and Width. A lot area of not less than one acre and a lot width of not less than 150 feet at the building line shall be provided for every principal building erected or used for any use permitted in this district.
B. 
Front Yard. There shall be a front yard on each lot which shall be not less than 50 feet in depth.
C. 
Side Yards.
1. 
On each interior lot there shall be two side yards having an aggregate width of not less than 50 feet, neither side yard having a width of less than 20 feet.
2. 
On each corner lot there shall be two side yards, the one abutting the street having a width of not less than 50 feet and the other having a width of not less than 20 feet.
D. 
Rear Yard. There shall be a rear yard on each lot the depth of which shall be not less than 40 feet.
E. 
Building Coverage. The building coverage on any lot shall not exceed 10%.
F. 
Impervious Surface Maximum. The maximum impervious surface on any lot shall not exceed 25%.
G. 
Green Space Area Requirement. The minimum required green space area on any lot shall not be less than 75%.
