A building may be erected, altered or used, and a lot may be
used or occupied, for any of the following purposes, and no other:
A. Any use permitted in article IV, section 400, A, B and D.
B. The following use, when authorized as a special exception, under the provision of article
XXI, section 2101 hereof:
1. Club, fraternal institution, provided that the principal activity
shall not be one which is customarily carried on as a business and
provided that all services shall be for members and their guest only.
C. Communal living facilities and sober living environments, subject to parking requirements in Article
XVII, Section 1700.

The height regulations shall be as prescribed in section 601
of article VI herein.

A. Minimum Lot Area and Width. A lot area of not less than 9,000 square
feet, and a lot width of not less than 60 feet at the building line
shall be provided for every principal building erected or used for
any use permitted in this district.
B. Front Yard. There shall be a front yard on each lot which shall be
not less than 30 feet in depth.
C. Side Yards.
1. On each interior lot there shall be two yards having an aggregate
width of not less than 30 feet, neither side yard having a width less
that 12 feet.
2. On each corner lot there shall be two side yards, the one abutting
the street having a width of not less than 30 feet and the other having
a width of not less than 12 feet.
D. Rear Yard. There shall be a rear yard on each lot the depth of which
shall be not less than 30 feet.
E. Building Coverage. The building coverage on any lot shall not exceed
25%.
F. Impervious Surface Maximum. The maximum impervious surface on any
lot shall not exceed 35%.
G. Green Space Area Requirement. The minimum required green space area
on any lot shall not be less than 65%.
