The following minimum standards shall be required for all major, minor and marginal access streets:
A. 
Horizontal alignment shall have:
(1) 
A minimum radius between intersections of 150 feet.
(2) 
A minimum tangent between reverse curves of 50 feet.
(3) 
A minimum radius of 12 feet at the property line at the intersection of street rights-of-way, except that intersections of any highway with a major street shall have a minimum radius of 40 feet and those with a minor street shall have a radius of 25 feet.
B. 
Vertical alignment shall have:
(1) 
A minimum grade of 0.5%;
(2) 
A maximum grade of 6% (8% on minor streets); or
(3) 
A maximum grade for less than 200 feet of 10%; and
(4) 
A maximum grade within 100 feet of a right-of-way intersection of 3%; and
(5) 
All changes in grade of more than 0.8% shall be connected by vertical curves; and
(6) 
The length (L) in feet of a vertical curve shall be related to the algebraic difference in the percent of grade (A) and a constant (K=28 for minor streets and K=65 for secondary streets) according to the following formula: L=KA.
C. 
Sight distances shall be at least:
(1) 
One thousand feet for primary highways.
(2) 
Five hundred feet for secondary highways.
(3) 
Three hundred feet for all other streets.
D. 
Right-of-way widths and dimensions for improvements shall be in accordance with Table I, Minimum Required Construction Types and Right-of-Way Widths, in § 238-23.
E. 
The street pattern within a subdivision shall be orderly. Where appropriate, a major street shall be indicated for more direct access to minor streets.
F. 
In regulating subdivisions, these provisions shall be considered the minimum requirements generally consistent with the public welfare, and the Planning Board, in consultation with the Village Engineer, shall modify or extend these provisions in appropriate cases as may be deemed necessary for the public good.
G. 
Standards for all highways shall be determined by the Village Engineer and the Superintendent of Highways in consultation with the appropriate authorities.
A. 
Construction types for street improvements shall be in accordance with the requirements of Engineering Specifications for Roads and Highways.

B. 
These provisions shall be considered minimum requirements generally consistent with the public welfare, and the Village Engineer shall modify or extend these provisions in appropriate cases as may be deemed necessary for the public good. In the case of subdivisions, this shall be done as provided in § 238-22F of this article.
C. 
Standards for all highways shall be determined by the Village Engineer and the Superintendent of Highways in consultation with the appropriate authorities.

A. 
Street signs.
(1) 
Street signs shall be provided by the Village Superintendent of Highways at the subdivider's expense.[1]

B. 
Planting strips.
(1) 
All planting strips within the road rights-of-way shall be finish-graded, properly prepared and seeded or sodded with lawn grass in conformance with good nursery and landscape practice.
C. 
Monuments.
(1) 
Monuments shall be of reinforced concrete or stone and shall be four inches square with a length of at least 36 inches and shall be embedded the full depth.
D. 
Planting: limited access and planting areas. All limited access and planting areas shall be planted in conformance with the detailed specification for materials and construction noted above, provided that:
(1) 
Suitable plant materials already in place may be used when approved by the Village Engineer, and
(2) 
Where incompatible land uses are located adjacent to such limited access and planting area, the Planning Board may require a screen fence (wire fabric vinylcoated Redwood Slat) in accordance with Village specifications.
E. 
The Village Engineer and the Village Superintendent of Highways, upon a joint determination by them, may accept equal or better specifications in lieu of any of the specifications set forth herein in Subsections A through D, when in their judgment such alternates accrue to the public benefit.
