A. Maintain
permanent and current records with respect to these regulations including
amendments thereto. Keep minutes and agendas of all meetings and hearings.
B. Accept
applications, filing fees and preliminary and final plats.
C. Transmit
preliminary and final plats to the Planning Commission.
D. Transmit
Planning Commission recommendations regarding approval of the final
plat to the Governing Body for its action.
E. Transmit
final plats to County Recorder for filing.

A. Review
and approve, approve conditionally or disapprove preliminary plats.
B. Review
and approve, approve conditionally or disapprove lot splits.
C. Review
and approve, approve conditionally or disapprove final plats and transmit
the same to the Governing Body for acceptance.
D. Make
other determinations and decisions as may from time to time be required
by these regulations and by the applicable Sections of the Missouri
Statutes.

A. Consider
Planning Commission action to approve or disapprove final plats and
accept or reject dedications of easements and rights-of-way.
B. Approve
engineering drawings of proposed improvements prior to construction.
C. Accept
or reject financial guarantees from subdividers in lieu of immediate
completion or installation of improvements required by the regulations.
D. Lots
which have been previously platted in accordance with these regulations
for industrial use and zoned for industrial purposes may be divided
into more than two (2) tracts for industrial use without replatting.
E. Take
other actions as required from time to time including the consideration
of amendments to these regulations.

A. It
is hereby declared to be the intention of the City that the several
provisions of these regulations are severable in accordance with the
following rules:
1. If any court of competent jurisdiction shall adjudge any provision
of these regulations to be invalid, such judgment shall not affect
any other provisions of these regulations.
2. If any court of competent jurisdiction shall adjudge invalid the
application of any provision of these regulations to a particular
property or structure, such judgment shall not affect the application
of said provisions to any other property or structure.

Any person violating the provisions of these subdivision regulations
is guilty of an ordinance violation and, upon conviction thereof,
shall be subject to a fine of five hundred dollars ($500.00) plus
costs and shall stand committed to jail until such fine and costs
be paid or otherwise discharged according to law. Each day such violation
is committed or permitted to continue shall constitute a separate
offense and shall be punishable as a separate offense.
