This district contains open areas and parks dedicated to passive
and active recreation uses.
A. Permitted uses shall be as follows:
(1)
State, county and Town parks and preserves.
(2)
Single-family homes, except that nothing in this section shall
be read as permitting construction in areas not meeting the definition
of buildable area.
B. Uses permitted only with a special use permit shall be as follows:
(1)
Golf courses, including clubhouses.
C. Allowable accessory uses and structures are as follows:
(1)
Parking, signage and storage buildings in accordance with this
chapter.
D. Road construction.
(1)
New roads are prohibited in the district except to provide access
to permitted uses within the district, or as approved by the Planning
Board upon a finding that no reasonable alternative route or location
is available outside the district. No road may be constructed in the
district in any area where the sustained ground slope exceeds 15%.
(2)
Private roads constructed after the effective date of this chapter
to provide access to permitted uses shall meet or exceed the Town's
road construction standards.
(3)
Private roads, including access roads, constructed after the
date of this chapter to provide access to permitted uses in the resource
district shall meet or exceed the Town's road construction standards,
and may not exceed grades of 8%, except for short segments of 200
feet or less, which may not exceed grades of 10%.
(4)
Compliance with the requirements of this section, or of any
other part of this chapter, will not entitle any builder, owner, or
user of any road to have the road accepted or maintained by the Town
of Lewiston.
