A. A plat
of the proposed subdivision shall be submitted to the Board of Aldermen
for approval. Such plat must be filed in the office of the Board of
Aldermen at least five (5) days prior to the meeting at which approval
is asked.
B. The plat
of a subdivision shall be drawn to scale of two hundred (200) feet
to one (1) inch or larger and shall show or be accompanied by the
following information:
1. The
proposed name of the subdivision, which must not be so similar to
that of an existing subdivision as to cause confusion, and names of
adjacent subdivisions.
2. The
names of the owner and the engineer, surveyor or landscape architect
responsible for the survey and design.
3. The
location of boundary lines and their relation to established section
lines and fractional section lines.
4. The
location and width of existing and proposed streets, roads, lots and
alleys, building lines, parks and other features, and similar facts
regarding property immediately adjacent thereto; also, the location
and size of existing sewer and water mains. If there are no adjacent
subdivisions, then a map made on a smaller scale shall be presented
to the Board of Aldermen showing the outline and ownership of adjacent
properties, location and distance of nearest subdivisions, and how
the streets, alleys or highways in the subdivision offered for record
may connect with those in the nearest subdivision.
5. A designation
of the proposed uses of land within the subdivision; that is, the
type of residential use, location of business or industrial sites
and sites for public or other special uses.
6. North
point, scale and date.
7. A certificate
of dedication of all streets, public highways, alleys, parks and other
land intended for public use, signed by the owner or owners and by
all other parties who have a mortgage or lien interest in the property,
together with any restrictions which are to apply to lots.
8. An affidavit
of ownership, showing fee simple title and encumbrances and liens.
9. Certification
by a registered civil engineer or surveyor to the effect that the
plan represents a survey made by him/her, and that all the necessary
survey monuments are correctly shown thereon.

A. As a
condition to the approval of the final plat of a subdivision, the
Board of Aldermen shall require minimum improvements which shall include
the following:
1. Streets
in the subdivision shall be at least forty (40) feet in width.
2. Approved
curb and gutter shall be installed on all streets with allowances
for adequate drainage.
3. All
streets shall be surfaced by concrete, blacktop or sealcoat.
4. In addition
to the platted streets, each lot shall be served by a twenty (20)
foot utility easement.
B. The Board
of Aldermen may require all improvements to be completed prior to
final approval of the subdivision plat, or the Board of Aldermen may
accept bond in an amount sufficient to insure that minimum improvements
will be installed prior to erection of structures on any plot in the
subdivision. If minimum improvements are not completed prior to final
approval of the subdivision plat, no building permit shall be issued
for construction prior to installation of all minimum improvements.
