A. In order to regulate and restrict the location of trades, industries,
and the location of buildings erected or altered for specific uses,
to regulate and limit the height and bulk of buildings hereafter erected
or structurally altered, to regulate and limit population density
and the intensity of the use of lot areas and to regulate and determine
the areas of yards, courts, and other open spaces within and surrounding
such buildings, as well as the required parking and loading spaces,
the City of Kennett is hereby divided into districts of which there
shall be six (6) in number, known as:
1.
"R-1" Single-Family Residential District.
2.
"R-2" Multiple-Family Residential District.
3.
"B-1" Neighborhood Business District.
4.
"B-2" General Business District.
5.
"I-1" Light Industrial District.
6.
"I-2" Heavy Industrial District.

A. Such land and the district classification thereof shall be shown
on the map designated as the "Zoning District Map of Kennett, Missouri,"
dated and signed by the Mayor and the City Clerk of Kennett upon adoption.
This Zoning District Map and all notations, dimensions, references,
and symbols thereon pertaining to such districts shall be as much
a part of this Chapter as if fully described herein and shall be filed
as part of this Chapter with the Clerk of the City of Kennett. Said
Map shall be available for public inspection in the office of the
City Clerk, and any later alterations of this Map adopted by amendment
as provided in this Chapter shall be similarly dated, filed, and made
available for public reference.
B. No later than March 31, 1967, prints of the official Zoning District
Map, clearly showing the zoning district boundaries and zoning district
names and designations of the City of Kennett, shall be made available
to the public. In each calendar year thereafter, if there have been
any changes in the zoning district boundaries, zoning regulations,
and classifications in the preceding year, such map shall be revised,
if required, no later than March 31, reflecting all such changes as
of December 31 of the preceding year.

A. A district name or letter-number combination shown on the District
Maps indicates that the regulations pertaining to the district designated
by that name or letter-number combination extend throughout the whole
area in the municipality bounded by the district boundary lines within
which such name or letter-number combination is shown or indicated,
except as otherwise provided by this Section.
B. Where uncertainty exists with respect to the boundaries of the various
districts as shown on the map accompanying and made a part of this
Chapter, the following rules shall apply:
1.
In cases where a boundary line is given a position within a
street or alley, navigable or non-navigable stream, it shall be deemed
to be in the center of the street, alley, or stream, and if the actual
location of such street, alley, or stream varies slightly from the
location as shown on the District Map, then the actual location shall
control.
2.
In cases where a boundary line is shown as being located a specific
distance from a street line or other physical feature, this distance
shall control.
3.
In cases where a boundary line is shown adjoining or coincident
with a railroad, it shall be deemed to be in the center of the railroad
right-of-way, and distances measured from a railroad shall be measured
from the center of the designated right-of-way.
4.
Where the district boundaries are not otherwise indicated and
where the property has been divided into lots, either by recorded
plat or by metes and bounds descriptions, the district boundaries
shall be construed to be the lot lines and where the districts designated
on the Map accompanying and made a part of this Chapter are bounded
approximately by lot lines, said lot lines shall be construed to be
the boundary of such districts unless said boundaries are otherwise
indicated on the Map or by ordinance.
5.
In unsubdivided property, unless otherwise indicated, the district
boundary line of the maps accompanying and made a part of this Chapter
shall be determined by the use of the scale contained on such Map.

A. Except as hereinafter provided:
1.
No land may be used except for a purpose permitted in the district
in which it is located.
2.
No building shall be erected, converted, enlarged, reconstructed,
moved, or structurally altered, nor shall any building or part thereof
be used, except for a use permitted in the district in which the building
is located.
3.
No building shall be erected, converted, enlarged, reconstructed,
or structurally altered to exceed the height limit herein established
for the district in which the building is located.
4.
No building shall be erected, converted, enlarged, reconstructed,
or structurally altered except in conformity with the area regulations
of the district in which the building is located.
5.
No building shall be erected, enlarged, or structurally altered
to the extent of increasing the floor area by fifty percent (50%)
or more, except in conformity with the off-street parking and loading
regulations of the district in which the building is located.
6.
The minimum yards, parking space, open spaces, including lot
area per family, required by this Chapter for alterations or additions
to each and every building existing at the time of the passage of
this Chapter (February 1, 1966), or for any building hereafter erected,
shall not be encroached upon or considered as required yard or open
space for any other building nor shall any lot area be reduced below
the requirements of this Chapter.
7.
Every building hereafter erected or structurally altered shall
be located on a lot as herein defined and, except as hereinafter provided,
in no case shall there be more than one (1) main building on one (1)
lot.
