A. Any owner of land within the Borough of Somerdale shall, prior to subdividing or resubdividing land as defined in this chapter, submit to the Secretary of the Planning Board, at least two weeks prior to the regular meeting of the Board, 10 copies of a sketch plat of the proposed subdivision for purposes of classification and preliminary discussion; said plat shall at least contain the information required by §
162-87 of this article.
B. If classified and approved as a minor subdivision by the Planning
Board, a notation to that effect will be made on the plat. The plat
will then be signed by the Planning Board Chairman and Planning Board
Secretary and returned to the subdivider.
C. Before the Secretary of the Planning Board returns any approved plat
to the subdivider, the Secretary shall furnish copies to each of the
following:
(3) Construction Code Official.
(5) County Planning Board (three copies).
D. Either a deed description or plat map drawn in compliance with Chapter
358 of the Laws of 1953 (N.J.S.A. 46:23-9.11) shall be filed by the
subdivider with the county recording officer within 90 days from the
date of approval of the approved plat.
E. If the plat is classified as a major subdivision, a notation to that
effect shall be made on the plat, which will be returned to the subdivider
for compliance with the procedures for major subdivision in this article.

Before consideration of a final subdivision plat, the subdivider will have installed the improvements required under Article
XVI or the Planning Board shall require the posting of adequate performance guarantees and/or maintenance guarantees to assure the installation of the required improvements; the provisions of §§
162-65,
162-66 and
162-66.1 shall be applicable to final subdivision approvals.
