That Redevelopment Area 3 consisting of Tax
Block 4006, Lots 1, 2, 3, 21 and 22 and Block 3606, Lot 8, 9, 10,
11, 12, 13, 14, 15, 16 and 17, and as further depicted on the excerpt
of the Tax Map attached hereto as Exhibit A, shall be deemed subject
to the redevelopment plan for Redevelopment Area 3, a true copy of
which is attached hereto as Exhibit B, subject to the provisions of this article.
Redevelopment Area 3 will be shown as a Redevelopment
Zone D-3 on the Official Zoning Map of the Borough of Fort Lee, and
the Official Zoning Map of the Borough of Fort Lee is hereby amended
as illustrated on the attached Exhibit C to this article.
The redevelopment plan for Redevelopment Area
3 attached hereto as Exhibit B be and the same is hereby adopted,
subject to compliance with N.J.S.A. 40A:12A-7e and the additional
requirement for referral to the Planning Board having been satisfied
prior to presentation for final adoption and hearing on this article.

A. Pursuant to the Local Redevelopment and Housing Law, P.L. 1992, c.
79 (N.J.S.A. 40A:12A-1 et seq.), the Fort Lee Borough Council ("Borough
Council"), by a resolution adopted in 2003, determined Block 3656,
Lots 6 and 7 and Block 4056, Lots 1 and 14 as an area in need of redevelopment
pursuant to N.J.S.A. 40A:12A-5 and 40A:12A-6 (the "Redevelopment Area
6").
B. On December 15, 2005, the Borough Council adopted a redevelopment
plan for Redevelopment Area 3.
C. At the Borough's direction, an amended redevelopment plan for Redevelopment
Area 3 has been prepared by the firm of Phillips Preiss Grygiel LLC,
which is attached hereto and made part of this section (the "amended
redevelopment plan") and which shall be referred to the Fort Lee Planning
Board pursuant to a resolution adopted by the Borough Council.
D. By resolution, the Borough Council requested that the Fort Lee Planning
Board (the "Planning Board") consider amendments to the redevelopment
plan pursuant to N.J.S.A. 40A:12A-7e and transmit to the Borough Council
a recommendation concerning the redevelopment plan.
E. On September 29, 2015, the Planning Board voted unanimously to recommend
adoption of the redevelopment plan to the Borough Council and transmitted
such recommendation to the Borough Clerk pursuant to N.J.S.A. 40A:12A-7f,
and no further review of the Borough Planning Board is required.
F. The Borough Council hereby adopts the amended redevelopment plan
for Redevelopment Area 3.
G. Upon adoption of this section, the amended redevelopment plan shall
include the date of adoption of this section.
H. This section shall take effect 20 days after publication in accordance
with applicable law.
