For the purposes of this chapter, the Township of Thornbury
is hereby divided into the following classes of districts:

The boundaries of districts shall be as described in the metes
and bounds description and on the map attached hereto and made a part
of this chapter which map shall be known as the "Zoning Map of Thornbury
Township." Said metes and bounds descriptions and map and all notations,
references and data shown thereon are hereby incorporated by reference
into this chapter and shall be as much a part of this chapter as if
all were fully described herein.

The boundaries between districts are, unless otherwise indicated,
either the center lines of streets or railroad rights-of-way or such
lines extended or lines parallel or perpendicular thereto. Where figures
are shown on the Zoning Map between a street and a district boundary
line, they indicate that the district boundary line runs parallel
to the street line at a distance therefrom equivalent to the number
of feet so indicated.

Wherever federal, state or county owned property is included
in one or more zoning districts, it shall be subject to the provisions
of this chapter only insofar as is permitted by the Constitution and
laws of the United States of America and the Commonwealth of Pennsylvania.
Municipal property shall be exempt from all but the setback and land
coverage provisions of this chapter.

A. Description of PRD-3 Zoning District.

All that certain tract of land situate in the Township of Thornbury,
County of Delaware and Commonwealth of Pennsylvania, designated as
Delaware County Tax Parcel 44-35-006, and being more particularly
described as follows:
(a)
Beginning at a point in the center line of Dilworthtown Road
(S.R. 4016) at its intersection with the easterly boundary line of
Delaware County Tax Parcel 44-35-005; thence, from said point of beginning:
1)
Along said center line of Dilworthtown Road in a northeasterly
direction by various courses for a total distance of 1,835 feet, more
or less, to a point in the westerly line of lands of Tax Parcel 44-26-002;
thence,

Leaving said center line of Dilworthtown Road, along the westerly
boundaries of Tax Parcels 44-26-002 through 44-26-007, 44-35-007 through
44-35-010, 44-36-013, 44-36-012, 44-36-019, 44-36-021, 44-36-040 and
partially along the westerly boundary of Tax Parcel 44-36-041, in
a southeasterly direction for a distance of 4,098 feet, more or less,
to a point on the northerly boundary of Tax Parcel 44-42-002; thence,

Partially along northerly boundary of Tax Parcel 44-42-001 and
partially along the northerly boundary of Tax Parcel 44-41-001, in
a southwesterly direction for a distance of 1,832 feet, more or less,
to an angle point; thence,

Still along said boundary of Tax Parcel 44-41-001, in a northwesterly
direction for a distance of 304 feet, more or less, to an angle point;
thence,
5)
Still along said northerly boundary of Tax Parcel 44-41-001,
in a southwesterly direction for a distance of 1,061 feet, more or
less, to a point on the corporate boundary line between Thornbury
Township and Birmingham Township, Delaware County; thence,

Along said corporate boundary between Thornbury Township and
Birmingham Township, Delaware County, in a northwesterly direction
for a distance of 1,790 feet, more or less, to a point on the southerly
boundary of Tax Parcels 44-35-001 and 44-35-003 through 44-35-005
as projected; thence,
7)
Along the said projected boundary and along the southerly boundaries
of Tax Parcels 44-35-001 and 44-35-003 through 44-35-005, in a northeasterly
direction for a distance of 1,061 feet more or less, to a point on
the easterly boundary of Tax Parcel 44-35-005; thence,

Along said easterly boundary of Tax Parcel 44-35-005, in a northwesterly
direction for a distance of 1,134 feet, more or less, to a point in
the center line of the aforementioned Dilworthtown Road, said point
also being the first mentions point and place of beginning.

1. The Zoning Map of the Township of Thornbury is hereby amended by
delineating the area designated Planned Residential Development -
PRD-2 as follows:

Cobblestones at Thornbury, as shown on plans entitled "Record Plan
- Cobblestones at Thornbury", dated September 10, 1993, last revised
June 13, 1994 (sheet Nos. 2, 3, and 5 of 68) and August 15, 1994 (sheet
No. 4 of 68), as prepared by Eastern States Engineering, Inc., and
as recorded in the Office for Recording of Deeds in and for Delaware
County, PA, in Book No. 18, page 302, being more particularly described
as follows:

Beginning at a point on the common title lines of Cheyney Road
(S.R. 4015) and Locksley Road; thence, from said point of Beginning.
