For the purpose of this chapter, the Township of Green is hereby
subdivided into five zone districts known as:

The map entitled "Zoning Map, Township of Green, Sussex County,
New Jersey," dated December, 2005, and the Schedule of Requirements
which accompany this chapter are hereby declared to be a part hereof.

Where uncertainty exists as to the precise location of any of
the zone district boundaries as shown on the Green Township Zoning
Map, the following rules shall apply:
a. Zone boundary lines are intended to follow the centerline of street,
railroad rights-of-way, streams and lot lines or property lines as
they existed on plats of record as of the date of passage of the zoning
ordinance, unless such zone boundary lines are fixed by dimensions
shown on the Zoning Map.
b. Where such zone district boundaries are not fixed by dimensions on
the Zoning Map or they appear to approximately follow lot lines and
where they do not scale more than 10 feet distant therefrom, such
lot lines shall be construed to be along such boundaries, unless specifically
shown otherwise.
c. With respect to unsubdivided land, where the zone district boundary
divides a lot, the location of such boundary, unless same is indicated
by dimensions shown on the plat, shall be determined by the use of
the scale appearing on the Zoning Map.

a. Articles
XII through XXVI of this chapter shall be enforced by an agent appointed by the Township Committee, who shall be known as the "Zoning Officer."
b. No land shall be occupied and no building or structure or part thereof
shall be erected, constructed, reconstructed, structurally altered
or moved until a zoning permit has been issued by the Zoning Officer.
c. No zoning permit shall be issued for the erection, construction, reconstruction, structural alteration or moving of any building or structure or part thereof unless the plans and intended use indicate that such building or structure is designed and intended to conform in all respects to the provisions of Articles
XII through XXVI.
d. The Zoning Officer shall revoke any zoning permit if he finds that
actual conditions or construction does not adhere either to the plans
or specifications submitted to him or to any other applicable municipal
or State regulations.
e. The zoning permit shall specify the use of land or building and any
circumstances or conditions imposed by any public agency, code or
regulations. Any change in use, including a change from one permitted
use to another kind of permitted use in the same zone, or any additional
use will be treated as a new use, and a new zoning permit shall be
required. Prior to the issuance of a zoning permit for said change
in use, all provisions of this chapter shall be complied with in the
same manner as if the new use were a new structure or a new use of
land.
f. A record of all zoning permits shall be kept on file in the office
of the Zoning Officer, and copies shall be furnished upon request
to any person having a proprietary or leasehold interest in the building
or land affected.
g. It shall be the further duty of the Zoning Officer to investigate
any violations of this Article coming to his attention, whether by
complaint or arising from his own personal knowledge, and if a violation
is found to exist, he shall take such action as he deems appropriate
in the circumstances.
h. All zoning permits shall expire one year from date of issuance.
